Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Honest limits
We check first that sealant really is the fix. It won’t put right:
- Water from plumbing, not from a joint
- Fittings that move too much to hold a bead
- Mould caused by poor ventilation, which will return until the extract is fixed
If in doubt, ring 01277 525 020 or email drawings and photos and we will say what we think before you book.

What else we do in Brill
What sets the cost
Your fixed quote is built from the real scope. It takes account of:
- Removal of failed or old sealant
- Quantities, in metres or numbers
- Access and working height
- Site requirements such as inductions and permits
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Before you send an enquiry
For an accurate fixed quote, we need to understand the site. Useful things to include:
- The type of building and who uses it
- Clear photos of the problem areas
- The asbestos register, for older buildings
- Where the site is, with the postcode
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, ring 01277 525 020 or send details through our quote form.
Our process
Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. For work around Brill, we aim to finish in one visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
- We agree which rooms close and when, so users always have somewhere to go.
- The failed silicone is stripped and every face scraped clean of residue.
- Joints are cleaned, degreased and dried before sealing.
- A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
- You get a reopening time for every room, with signage left up until then.
Preparing the site
- Warn occupants and staff about the work
- For older buildings, check the asbestos register before work
- Have the specification and drawings to hand
Request a quote
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Do you need washroom sealing in Brill?
Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They aren’t made for constant wetting, and they stain, crack or wash out.
Typical triggers for a call:
- Open joints along basins and vanity units
- Kitchen worktop joints that can’t be kept clean
- Washrooms that look worn because of the sealant
- Failed joints along IPS and cubicle panels
Welfare facilities in units on estates such as Rushbeds Industrial Estate, 1 mile to the north-east of Brill, have showers, toilets and kitchens with sealant that works hard.
What to look for in a quote
- Proof of insurance
- Do they follow the manufacturer’s priming guidance?
- How joint depth will be controlled
- What site paperwork they can supply
Common questions from Brill clients
Is Brill too small for you to travel to?
Not at all. Brill is within our area. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.
What site paperwork comes with a job in Brill?
We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.
What sealant do you use in washrooms?
An anti-mould sanitary silicone in the majority of cases. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Is it OK to put new silicone on top of the old?
We strip every bit of the failed bead and wipe away the residue before resealing. It’s the difference between a joint that lasts and one that peels.
Can you clean the mould off instead of resealing?
Normally not. The mould is inside the silicone, so it comes back however often it’s cleaned. Replacing the bead is the lasting answer.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
What the job involves on each surface
IPS and cubicle panels
Swollen or delaminated boards need replacing, and any we come across will be pointed out.
Urinals and WC pans
Urinal backs, troughs and slab joints are resealed with sanitary silicone after the old bead and residue are removed.
