How commercial sealant contractors works in CO8
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). We work on external facade joints, kitchen worktops and splashbacks and window and door perimeters, and the failures we’re asked to look at most are external beads that have gone brittle and cracked and frame sealant that has cracked, shrunk or pulled away.
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes a few hours to several days on most single sites, depending on joint lengths and access, and we clear our waste as we work.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.
Why appoint us
- Constructionline member
- Specification-led, product-correct work
- Colours chosen to suit frames, cladding or finishes where possible
- Fixed quotes based on photographs, drawings or a visit
Getting a fixed quote
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
Near you in Bures
Locally, jobs take us to sites close to Church of St Mary the Virgin, Tiger Hill and Three Horseshoes Inn. Bures has its own railway station: Bures station. Nearby you’ll also find Mount Bures (0.9 miles south). Open spaces near Bures include Sergeants Orchard.
Commercial premises across CO8
From Bures, Alphamstone and Lamarsh outwards, CO8 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
Around the motorway corridors of the South East, business parks and industrial estates are common, and CO8 is part of the area we cover.
Bures: Offices and shops close to stations such as Bures station (to the west of Bures) tend to be busy all day, so sealant work is planned around opening hours. Whatever the building in Bures, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material.
Leave it or put it right?
Putting off a reseal usually moves the cost rather than avoiding it. Once water gets behind the seal, finishes and ceilings underneath are next. Dealing with it while the damage stops at the bead is the cheaper route.
Questions to ask before you book
- What the guarantee covers, and for how long
- Their plan for phasing and protecting the area
- Their pre-qualification and accreditations
- Their public liability cover
Quoting for work in CO8
There’s no standard rate for sealant work, because every site is different. What we take into account:
- Site requirements such as inductions and permits
- Whether the work must be split into stages
- Whether old sealant has to be cut out first
- Quantities, in metres or numbers
Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- When you need the work done
- The asbestos register, for older buildings
- Access details, including height
- A wide shot and a close-up of the area
For a fixed quote, call 01277 525 020 or email the details over, telling us the site location and the nature of the job. Our quote form is another easy route.
Work for main contractors and building owners
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
When to bring in a specialist
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
What we are called out for in CO8
When a bead peels cleanly off one face, it has failed in adhesion. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.
These are often picked up first by site or facilities staff:
- Earlier reseals applied straight onto the failed bead
- Shrunken sealant along kitchen worktops and splashbacks
- Weathered facade sealant that no longer flexes
- Sanitary sealant that has gone black and patchy
CO8: questions and answers
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
How long does a typical visit take?
It depends on the scope, though a typical visit usually takes anything from part of a day on a short run of joints to several weeks on a large phased package. Larger or phased jobs take longer, and we will give you a timescale with the quote.
How do you keep disruption to occupiers down?
That comes down to planning: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we will work around it.
Do you work for facilities managers and managing agents?
Yes, and through main contractors too. We quote, schedule and report back in the way that suits your process.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Do you take on multi-site sealant work?
Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.
