Need mastic sealing in The Pound?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Planned mastic for The Pound portfolios

The South East is one of the drier parts of the UK. Even so, frame mastic only goes on in dry, workable conditions, and south- and west-facing elevations, which take the most sun and rain, often age first. Central London is about 46 miles from The Pound. Managed blocks of flats are a big part of commuter-belt property.

If you’re responsible for a building such as Parish Church of St Peter, frame and door mastic needs the same attention as any other property.

The Pound is about 5 miles north-west of Bexhill-on-Sea, in East Sussex. We cover The Pound, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 308 places in East Sussex, large and small. There’s a separate page for Brighton, roughly 23 miles from The Pound.

We take on mastic joints across the TN33 postcode area, for business premises of every kind. If your site is on Church Road and Linghams Lane or close by, we can quote for mastic joints. If your building is just outside The Pound, we cover Ashburnham (1 mile north), Brownbread Street (1 mile north-west), Bodle Street Green (2 miles west), Wood's Corner (3 miles north) and Trolliloes (3 miles west). Bigger towns within reach include Eastbourne (9 miles south-west), Hastings (8 miles east), Bexhill-on-Sea (5 miles south-east), Seaford (15 miles south-west), Hailsham (7 miles south-west) and Crowborough (14 miles north-west).

Mastic sealing in The Pound, done properly

Across The Pound and the rest of East Sussex, we work the same way: you send details, we return a fixed quote, the joints are resealed and the 12-month guarantee follows. Addresses, photos of typical joints and a rough idea of quantities let us give a quick quote, and site visits can be arranged. Most enquiries involve damaged joints in communal entrances and corridors and failed external movement joints, on window and door perimeters on blocks, balcony and threshold joints and external wall and movement joints. Whoever orders the work in The Pound, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

For owners with a single building near The Pound, we plan to finish in one visit where possible. Photos of each elevation help us quote accurately.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. If others near The Pound need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. Each block or building is walked and the failed joints recorded with the likely cause.
  2. You get a fixed quote, priced per building where that helps your budgeting.
  3. Dates, areas and access are agreed so residents or tenants can be told in advance.
  4. Failed mastic is removed and the faces taken back to sound, dry material.
  5. Backing rod and primer go in as the joint requires, then the new bead is placed and tooled.
  6. Finished joints are looked over and the 12-month guarantee confirmed.

Getting the site ready

  • Explain the parking and delivery arrangements
  • Move anything stored against the joints
  • Send asbestos survey details if the building is pre-2000

Ask for a quote

Tell us about the building, the joints and when you need the work done, and we’ll put a fixed quote together. The easiest way is to ring 01277 525 020 or email the details over.

Do you need mastic sealing in The Pound?

Poor preparation explains many failed joints. Where the faces weren’t cleaned or primed as specified it comes away from one face.

Clients normally get in touch after noticing one or more of the following:

  • Draughts at frames across a block
  • Water getting in round frames after rain
  • A mix of products and colours from past repairs
  • No planned programme for sealant

For agents with blocks near Battle station, which lies east of The Pound, a block-wide mastic programme deals with frames, balconies and entrances in one go.

Comparing quotes

  • Will failed sealant be removed rather than covered?
  • What site paperwork they can supply
  • Is the sealant right for the movement and the substrate?
  • How the joint faces will be prepared and primed

FAQs: The Pound

We manage a building near Battle station. Can you help?

Yes. Managing agents, landlords, property factors and housing associations are who this service is for. Photos of each elevation help us quote accurately.

Is a smaller place like The Pound outside your area?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Is asbestos a concern with old mastic?

In older buildings, old mastic can contain asbestos. We ask for the asbestos register or survey before work starts and suspect material is tested first.

Do you work for managing agents and housing associations?

Yes. Managing agents, property factors in Scotland, housing associations and landlords with block or commercial portfolios are our main clients for this work and work can be quoted per building or as a whole.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Can you reseal a whole block or estate?

Block-wide and estate programmes are common. You get a fixed quote per building or for the whole job.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Look at the sunniest and most exposed elevations first
  • Group repairs into a planned programme
  • Include mastic in your cyclical inspections
  • List the paperwork your organisation requires when you send details

Where a paintable product was specified, it can be painted after curing. Silicone normally can’t be painted, so keep decorators off it unless told otherwise.

Leaks at window perimeters spoil finishes and can affect frames. Resealing early keeps the job small.

What happens if it’s left?

Replacing mastic before water gets in is a planned job. Once water has tracked in, the repair list grows and occupiers notice. Older rural buildings around The Pound move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Why us?

Surface by surface

Communal areas

Joints at low level in communal areas take knocks from bins, bikes and buggies, so they often need renewing sooner.

External movement joints

The joint width has to suit the movement and the sealant’s capability, often around 2:1 width to depth, as the manufacturer advises.
