Mastic sealing in Tangmere
For over 20 years we have resealed joints for owners, agents and landlords. Every applicator holds a CSCS card and we hold public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. If you are dealing with estate-wide sealant that is simply worn out and repeated reactive repairs to the same buildings, we can help, whatever the surface. Searching for sealant specialists in Tangmere? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
In a smaller place such as Tangmere, landlords and agents tend to look after small blocks, flats over shops, sheltered housing and commercial units. The mastic around their frames and external joints ages like anywhere else.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

What sealant work can’t fix
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Leaks through the frame itself rather than the perimeter
- Broken glass or failed sealed units
- Masonry that has broken away beside the joint
If you are not sure, just phone 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.
Surfaces we seal
- Balcony and threshold joints
- Shopfronts below residential blocks
- External wall and movement joints
- Communal kitchens and washrooms
- Communal entrances and stairwells
- Window and door perimeters on blocks
Commercial clients in Tangmere
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Mastic sealing in Tangmere: the local picture
The South East is one of the drier parts of the UK. External mastic still waits for dry faces and the right temperature, and south- and west-facing elevations, which take the most sun and rain, often age first. Tangmere has two care or nursing homes no more than 2 miles away. Care home owners need frame and external mastic kept sound without unsettling residents.
If your remit includes a building such as Tangmere Primary Academy, frame and door mastic can be programmed for the holidays. Older community buildings, St Andrew's Church among them, often have frames of mixed ages whose mastic varies. Owners of student blocks near University of Chichester (2.3 miles south of Tangmere) can schedule frame and external mastic for the summer vacation.
Tangmere is about 3 miles east of Chichester, in West Sussex. Anywhere in PO20, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 373 places in West Sussex, from busy centres to rural villages. Portsmouth is covered too, around 16 miles from Tangmere.
Work on mastic joints is covered throughout PO20 and PO18, whatever the building. Common questions from Tangmere clients
Do you work in occupied care homes around Tangmere?
Yes. We work around residents’ routines, a room or two at a time. Tell us about any infection-control or safeguarding requirements and we’ll work to them.
Can you quote for a block close to Chichester station?
Yes, we work for agents, landlords and housing associations with blocks of every size. We work to your notice and access arrangements.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
How many days will you need on site?
It depends on the scope, but the work typically takes a few days for most blocks, with larger programmes scheduled building by building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
What if the old mastic contains asbestos?
Asbestos removal isn’t part of our work. If old sealant is suspected, work stops until it’s tested in line with the dutyholder’s asbestos management.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.
What about access for upper-floor joints?
Every block is different. We agree access with you at quote stage so the fixed quote reflects it.
On site: what to expect
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If neighbouring businesses or buildings around Tangmere need work too, visits can be combined. Mention the building’s opening times and we will work within them.
- A building-by-building inspection lists the failed joints.
- The quote is fixed and split as suits you.

Related advice
Leave it or put it right?
Sealing over failed mastic looks tidy for a while. It doesn’t bond and normally fails within a short time. Cutting out and resealing properly does it once. A failed joint lets water into a building whatever its size. Catching it early means a reseal rather than repairs.
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

When to bring in a specialist
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Cost factors for mastic joints
We price every job individually. The things that drive the figure:
- Location, for remote and island sites
- The site’s rules and procedures
- Specialist products, such as fire-rated or hygienic sealants
- Joint width, depth and condition
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.
Details that help us quote
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Photos of the joints, close up and from further back
- Rough lengths or quantities, or drawings if you have them
- Specification clauses that apply
- The site address and postcode
Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.
