Mastic sealing in Halton
We diagnose before we prescribe: what has failed, what caused it and whether new sealant will actually solve it. Failed mastic is stripped, the faces taken back to sound material, primed where the manufacturer specifies and resealed, with backing rod setting the depth where it’s needed. Most enquiries involve old repairs sealed over failed mastic and estate-wide sealant that is simply worn out, on shopfronts below residential blocks, communal kitchens and washrooms and communal entrances and stairwells. Most enquiries from Halton start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.
For buildings around smaller places like Halton, we group work so one trip covers it. Send photographs of the frames and joints and we will give a fixed quote.
We stand by our work: 12 months, guaranteed. That covers our preparation and application.

When to call us in Halton
Much failed sealant was laid on dirty, dusty or damp surfaces. Where the faces weren’t cleaned or primed as specified, the bead peels off one side.
Things that typically lead to an enquiry:
- The same joint failures repeated across a portfolio
- Old repairs sealed over failed mastic
- Communal area joints that look neglected
- Draught complaints from residents or tenants
Student blocks close to universities like University Campus Aylesbury Vale (3.9 miles north-west of Halton) are easiest to work on between tenancies.
Comparing quotes
- Their pre-qualification and accreditations
- Do they follow the manufacturer’s priming guidance?
- What level of public liability insurance do they hold?
- Whether old or failed sealant will be cut out, not overlaid

Maintenance after handover
Cleaning and maintenance staff play a part too. Pass these on to them:
- Have the asbestos survey to hand for older buildings
- Log resealing dates block by block
- Start inspections with the most exposed faces
- Share your contractor requirements early
Encourage occupiers to report water or draughts at frames. Early reports catch failures before damage spreads.
Mastic fails gradually, then all at once in a wet spell. Resealing when cracking first shows avoids water damage and saves internal repairs.
When it isn’t the sealant
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Leaks from above rather than through a joint
- Misted or failed double-glazed units
- Asbestos-containing sealant, which we don’t remove
If in doubt, give us a call on 01277 525 020 or email drawings and photos and we will say what we think.
What we seal
- Window and door perimeters on blocks
- Communal kitchens and washrooms
- External wall and movement joints
- Shopfronts below residential blocks
- Communal entrances and stairwells
- Balcony and threshold joints
Cost factors for mastic joints
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- The size and state of each joint
- Whether the work must be split into stages
- Whether old sealant has to be cut out first
- Access and working height
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.
Before you send an enquiry
Whether it’s one area or a whole building, these details speed things up:
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
- Where the site is, with the postcode
- The product your specification calls for
For a fixed quote, call the office on 01277 525 020 or send photos by email. You can also send details through our quote form.
How a job runs
Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Rural sites near Halton may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.
- We inspect the joints, building by building, and record what has failed and why.
- We send a fixed quote that sets out the joints, the products and the programme.
- The programme is fixed with you, including dates you can pass on to residents or tenants.
- Failed mastic is removed and the faces taken back to sound, dry material.
- Deep joints get backing rod, faces are primed if the manufacturer specifies it, then the joint is sealed and tooled.
- Each building is checked on completion and the work carries our 12-month guarantee.
Getting the site ready
- Flag any permit to work we will need
- Let building users know which areas are affected

Advice
Should maintenance staff do it?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Planned mastic for Halton portfolios
The South East is one of the drier parts of the UK. Outside mastic still needs a dry joint and the right temperature, and south- and west-facing elevations, which take the most sun and rain, often age first. Halton is about 34 miles from central London. Within reach of London, blocks run by agents and associations are common around stations.
Site managers at schools like Halton Community Combined School can fit frame mastic into the summer works. Property owners at sites such as Station Approach Business Park (to the south-west of Halton) can have mastic renewed between lettings.

Questions about Halton
We manage a building near Wendover station. Can you help?
Yes. Managing agents, landlords, property factors and housing associations are who this service is for. Send the address, photos of the elevations and your access arrangements, and we’ll give a fixed quote.
Is Halton too far out for you?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
How do you choose the sealant?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Can you reseal a whole block or estate?
We can. We survey and price each building, then work through them in order, and the programme can start with the worst.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
What if the old mastic contains asbestos?
We don’t remove asbestos-containing materials. If old sealant is suspected, work stops until it’s tested in line with the dutyholder’s asbestos management.
How do you reach windows on upper floors?
We talk through access for each building when we quote. Tell us the number of storeys and whether scaffold or other access is planned, and we’ll tell you how we’d approach it.
