Floor joint sealing in Wivenhoe

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

How we handle floor joint sealing in Wivenhoe

Not every floor joint we treat is in a warehouse. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, where a gappy, dirty joint looks untidy and snags castors. A flush, well-finished joint tidies the whole floor. We work on saw-cut induced joints, construction joints and joints along racking aisles, and the failures we’re asked to look at most are drivers complaining about joints on a route and joint edges breaking up under truck wheels. Looking for mastic applicators who cover Wivenhoe? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Work in a smaller place like Wivenhoe is usually one building at a time. Getting widths, depths and traffic details up front means one visit, not two.

Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

Floor joint sealing around Wivenhoe: points for this area

Wivenhoe is within about 2 miles of the coast. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, and edges left open tend to break up faster. The 3 miles around Wivenhoe take in at least three named trading estates, business parks or retail parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Another example is Whitehall Industrial Estate, which lies north-west of Wivenhoe, where floors and yards would be done in stages around the occupiers. Campuses like University of Essex, 1.3 miles to the north-west of Wivenhoe, mix old and new buildings, with movement joints wherever they meet. For an estate such as Essex County Hospital, 3.5 miles to the north-west of Wivenhoe, the joints in ramps, decks and long building elevations all need attention over time.

Wivenhoe is about 3 miles south-east of Colchester, in Essex. We cover commercial sites throughout Wivenhoe, whether it’s a single job or part of a planned programme. 644 places across Essex fall within our area, including Wivenhoe. For work in that direction, see our London page (52 miles or so).

If you need floor joint sealing in CO7, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. If your site is on High Street, Station Road and Ernest Road or close by, send details and we will quote for floor joints. Wivenhoe sits on or close to the B1028, useful when we plan access and materials. We also cover Wivenhoe Quay (1 mile south), Wivenhoe Cross (1 mile north), Rowhedge (1 mile south-west), East Donyland (1 mile south-west) and Elmstead (1 mile north-east) for floor joints. Further afield, our area takes in Colchester (3 miles north-west), Clacton-on-Sea (9 miles south-east), Maldon (15 miles south-west), Witham (15 miles west), Harwich (14 miles east) and Camulodunum (4 miles west).

Around Wivenhoe, our work takes us to commercial buildings near Colchester Academy, The Greyhound Public House and Colne Local Nature Reserve. There’s a railway station in Wivenhoe itself: Wivenhoe station. A little further out are Essex County Hospital (3.5 miles north-west) and Colchester Castle (3.2 miles north-west). For a walk, there’s Cockaynes Wood.

Flexible floor sealants

Polyurethane sealants suit floor joints with larger movement. They give less edge support than semi-rigid fillers, so they suit lighter traffic or movement joints.

Loading bays and dock areas

Joints at dock doors need a product that copes with the traffic and the conditions. Curing times also have to fit around deliveries.

Questions about Wivenhoe

Is Wivenhoe too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you take on a job at a hospital such as Essex County Hospital?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Can you phase floor joint work around operations?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use. Tell us your site hours and access windows and we will plan around them.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

What guarantee do you give on joint filling?

A 12-month guarantee covers the work we do. It covers our workmanship, not later slab movement or damage from impacts.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

From enquiry to sign-off

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. Several jobs near Wivenhoe can be grouped on one trip. Tell us your site hours and we will plan around them.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Advice

When to bring in a specialist

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Why deal with it now?

A floor coating laid over open joints soon cracks along the joint lines. The joints have to be filled or sealed as joints, whether or not the floor is coated. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Why us?

  • Our applicators hold CSCS cards
  • Joints cleaned back to sound surfaces
  • Work to your specification and the manufacturer’s guidance
  • Fixed quotes based on photographs, drawings or a visit

See our cost guide and how we’re accredited.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Broken concrete either side of the joint
  • Uneven floors that need grinding or levelling
  • A failing floor coating, which is a flooring contractor’s job

If in doubt, call the office on 01277 525 020 or email us and we’ll say what we think before you book.
