Floor joint sealing in Tingewick, done properly

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Each job is priced from the metres of joint, their condition and the access windows we get and the figure is fixed before work begins. We work on loading bays, joints along racking aisles and forklift and pallet-truck routes, and the failures we are asked to look at most are a gap opening alongside old joint filler and soft sealant dragged out of trafficked joints. Most enquiries from Tingewick start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In and around smaller places like Tingewick, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • A floor that is out of level for the racking or trucks
  • Cracks across panels caused by settlement or overload
  • Broken concrete either side of the joint

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

Surfaces we seal

  • Loading bays
  • Forklift and pallet-truck routes
  • Construction joints
  • Joints along racking aisles
  • Saw-cut induced joints
  • Retail and showroom floors

Diagnose, treat, sign off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need, and our waste is bagged and taken away as we go. Rural sites near Tingewick may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. A floor survey records every joint, its edges and what crosses it.
  2. You receive a fixed quote showing products and phasing.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

Advice

Common problems we fix in Tingewick

Soft sealant in a heavily trafficked joint gives the edges little support, so the concrete still breaks beside it. It can go the other way too: a rigid fill in a joint that is still opening cracks or debonds.

These are often picked up first by site or facilities staff:

  • Sealant pulled out along a truck route
  • Broken arrises where pallet trucks cross
  • Cracked and crumbling joint fill
  • A gap opening alongside old joint filler

For an estate such as Buckingham Community Hospital, 2.6 miles to the east of Tingewick, the joints in ramps, decks and long building elevations all need attention over time.

Questions to ask before you book

  • Which product they’ll use, and why it suits the joint
  • Health and safety accreditation such as CHAS
  • Whether old or failed sealant will be cut out, not overlaid
  • How long is the guarantee, and what does it include?

Questions to ask before you appoint anyone

Questions about Tingewick

Can you work at a site such as Tingewick Road Industrial Estate, by Tingewick?

Yes. We cover Tingewick and the area around it, including industrial estates, business parks and retail parks such as Tingewick Road Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Is Tingewick off your patch?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

What guarantee do you give on joint filling?

A 12-month guarantee covers the work we do. It covers our workmanship, not later slab movement or damage from impacts.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators.

Can you phase floor joint work around operations?

Typically only the zone we’re working in has to close. Traffic returns to each zone once it has cured, then we move to the next.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

What sets the cost

Before we quote, we look at:

  • Which sealant the job calls for
  • Removal of failed or old sealant
  • Travel to remote or island sites
  • Any access equipment needed

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

What to include in your enquiry

However big the job, these details speed things up:

  • Specification clauses that apply
  • Access details, including height
  • Any dates the work must fit around
  • Photos of the joints, close up and from further back

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, call the office on 01277 525 020 or email a schedule or drawings.

Site staff or a sealant specialist?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Different surfaces, different methods

Construction joints

Some construction joints have steel edge protection, others are plain concrete. We will tell you if the edges or any armouring look like they need attention before filling.

Isolation joints at walls and columns

Joints around columns and along walls let the slab move without cracking against the structure. A flexible product suits them better than a stiff filler.
