Joints that move: notes for Spittal

Spittal is on Scotland’s wetter western side. External slab joints left open take plenty of rain. Dry spells are used for the external joints. The 3 miles around Spittal take in at least three named trading estates, business parks or retail parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

A healthcare site such as New Victoria Hospital (to the north-west of Spittal) depends on car parks, ramps and service yards whose joints take traffic all day. Warehouse floors on estates like Cathcart Court Industrial Estate, 0.7 miles north of Spittal, carry pallet trucks and forklifts over every saw-cut joint. University campuses such as University of Strathclyde (to the north of Spittal) have car parks, paved walkways and building elevations with movement joints.

Spittal is about 3 miles west of Cambuslang, in South Lanarkshire. Our applicators travel to Spittal for work on floor joints, handled exactly as we handle every other area. 134 places across South Lanarkshire fall within our area, Spittal among them.

We take on floor joints across the G73 and G45 postcode area, whatever the building. If your site is on Lochlea Road, Alloway Crescent and Carrick Drive or close by, we can quote for floor joints. Close to Spittal, our area also takes in Polmadie (1 mile west), Croftfoot (1 mile west), Rutherglen (1 mile north-east), King's Park (1 mile west) and Fernhill (1 mile south-east). Nearby towns on our patch include East Kilbride (4 miles south), Hamilton (7 miles south-east), Cambuslang (3 miles east), Uddingston (6 miles east), Blantyre (5 miles east) and Larkhall (11 miles south-east).

Floor joint sealing in Spittal, done properly

Across Spittal and the rest of South Lanarkshire, it runs the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Approximate joint lengths, a few photos and a floor plan are enough for a quick quote and a visit can be arranged where that is easier. The enquiries we see most involve old filler gone hard, cracked or loose and grimy joint lines spoiling a showroom floor, on construction joints, retail and showroom floors and joints along racking aisles. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Spittal, preparation and product choice get the time they need.

For floor or movement joints around smaller places like Spittal, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When something else is needed

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • A floor that is out of level for the racking or trucks
  • Slab panels that rock or move under load
  • A failing floor coating, which is a flooring contractor’s job

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

Where we work in Spittal

  • Saw-cut induced joints
  • Retail and showroom floors
  • Joints along racking aisles
  • Construction joints
  • Forklift and pallet-truck routes
  • Loading bays

General trades versus a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Looking after the joints

To get the most from the new sealant:

  • Treat loading bay joints first if they’re failing
  • Clear packed debris from open joints regularly
  • Keep photographs of joints that look like they’re failing
  • Mention any aggressive cleaning regime at quote stage

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.

Leave it or put it right?

Some runs only need partial renewal or topping up. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed and the quote shows which approach suits each run. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Spittal before they leak.

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.

Common questions from Spittal clients

Is Spittal too small for you to travel to?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Will you take on work at estates like Cathcart Court Industrial Estate, close to Spittal?

Yes. We cover Spittal and the area around it, including industrial estates, business parks and retail parks such as Cathcart Court Industrial Estate. To start, just ring 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Commercial clients in Spittal

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

Diagnose, treat, sign off

Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Tell us who will meet us and how to get in at your building near Spittal. That goes into the plan alongside the quote.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

What we need from you

  • Explain the parking and delivery arrangements
  • For older buildings, check the asbestos register before work
  • Tell staff and tenants when we will be in
