Floor joint sealing across Southfields

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

General trades versus a specialist

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Floor joint sealing in Southfields, done properly

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Each job is priced from the metres of joint, their condition and the access windows we get and the figure is fixed before work begins. We work on construction joints, forklift and pallet-truck routes and saw-cut induced joints, and the usual reasons a site gets in touch are trucks and loads jolting over damaged joints and loading bay joints breaking down. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Southfields, that means joint design, primers and backing rod as standard.

Smaller community and commercial buildings around Southfields have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

What happens if it’s left?

Some runs only need partial renewal or topping up. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed, and we will say which joints need what. One visit to deal with every failing joint makes more sense than several trips to a place like Southfields, rather than one at a time. Send photographs of each area and we’ll quote for the lot.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Southfields: questions and answers

Can you work on a hospital site such as Orsett Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is a smaller place like Southfields outside your area?

Not at all. Southfields is within our area. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

When can forklifts run over new joint filler?

Each product has its own cure time and cooler floors take longer. Phasing is planned with that in mind.

Can you work to our specification?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

Is colour matching possible?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

What sets the cost

Each job is priced on its own details. The main factors are:

  • The site’s rules and procedures
  • Specialist products, such as fire-rated or hygienic sealants
  • How much there is to seal
  • Travel to remote or island sites

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.

Before you send an enquiry

Whether it’s one area or a whole building, these details speed things up:

  • A wide shot and a close-up of the area
  • Anything awkward about access or site hours
  • Drawings or a marked-up plan, if available
  • Any dates the work must fit around

For a fixed quote, ring 01277 525 020 or email drawings and photos. You can also send details through our quote form.

On site: what to expect

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. For a building around Southfields, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Preparing the site

  • Explain the parking and delivery arrangements
  • Warn occupants and staff about the work
  • Send any specification or drawings in advance

Where floor joints take the most wear near Southfields

With the shore within about 3 miles, Southfields counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, and edges left open tend to break up faster. Central London is about 21 miles from Southfields. The South East has large numbers of industrial estates and warehouses along the motorway corridors; their floors carry heavy traffic every shift.

Warehouse floors on estates like Coward Trading Estate (1.9 miles south of Southfields) carry pallet trucks and forklifts over every saw-cut joint. For a school such as Orsett Church of England Primary School, playground and building joints can be done in the holidays.

Southfields is about 2 miles south-west of Stanford-le-Hope, in Thurrock. Our applicators travel to Southfields for work on floor joints. We work across 27 places in Thurrock, from busy centres to rural villages. London is covered too, some 21 miles away.

Business premises anywhere in RM16 are within our area for floor joints. Among the streets we cover are Welling Road, Bristowe Drive and Ellis Close, and sites on any of them can send details for a fixed quote. If your building is just outside Southfields, we cover Orsett (1 mile west), Baker Street (1 mile west), Bulphan (3 miles north), West Horndon (5 miles north-west) and East Horndon (5 miles north). Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Signs you need floor joint sealing in Southfields

An ageing filler or sealant can go brittle and split especially under daily scrubbing and traffic. Once it has gone hard or come loose, it protects nothing.

Any of the following is a good reason to get the joints checked over:

  • Unfilled floor joints collecting dirt and grit
  • Drivers complaining about joints on a route
  • Joint edges breaking up under truck wheels
  • Brittle joint filler breaking up

At places like Star Industrial Estate, 2 miles south of Southfields, joints are sealed a section at a time so operations carry on.
