Common questions from Southend clients

Must our site in Southend stop work while the joints are done?

Normally not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we will plan from there.

Does your area include sites such as Fronds Park Business Park, near Southend?

Yes. We cover Southend and the area around it, including industrial estates, business parks and retail parks such as Fronds Park Business Park. A few photographs and the unit address let us price the work.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Can the warehouse stay open while you work?

Usually only the zone we’re working in has to close. Traffic returns to each zone once it has cured, then we move to the next.

How soon can traffic go back on the floor?

Each product has its own cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

How we handle floor joint sealing in Southend

Concrete floors in warehouses and factories are cut into bays with saw cuts and day joints, and each joint line is a weak edge that wheels run over all day. We fill or seal them with a product matched to the traffic and the movement so the edges are held up and debris can’t pack in. Most enquiries involve joint fill separating from the concrete and old filler gone hard, cracked or loose, across forklift and pallet-truck routes, retail and showroom floors and joints along racking aisles. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Southend is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In and around smaller places like Southend, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Our process

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. If others near Southend need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Floors, slabs and movement joints in Southend

Southend sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint. Southend is about 46 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.

Business parks such as Fronds Park Business Park (2.6 miles south of Southend) have car parks, paved areas and long brick and panel elevations, all with movement joints.

Southend is about 5 miles north-east of Thatcham, in West Berkshire. Our applicators travel to Southend for work on floor joints, handled exactly as we handle every other area. We work across 140 places in West Berkshire, from busy centres to rural villages. We also cover Reading, around 7 miles from Southend.

Commercial sites across RG7 are covered for floor joints. Buildings on Heath Road, New Way and Cock Lane are within our area. Just outside Southend, we also work in Tutts Clump (1 mile north-west), Beenham Stocks (1 mile south), Beenham (1 mile south), Stanford Dingley (1 mile north-west) and Chapel Row (2 miles south-west). A short drive away, we cover Newbury (8 miles west), Thatcham (5 miles south-west), Burghfield Common (4 miles south-east), Speenhamland (8 miles west), Fords Farm (5 miles east) and Little Heath (4 miles north-east).

Around Southend

Around Southend, our work takes us to commercial buildings near The Queens Head pub and the streets around them. For rail, the closest station is Aldermaston station, about 2.1 miles south of the centre. A little further out are Thames Valley Police Museum (3 miles east) and Yattendon Castle (3.6 miles north-west). The countryside around Southend includes Moor Copse Nature Reserve and Hosehill Lake.

Do you need floor joint sealing in Southend?

Left open, joints fill with grit, wrap and wood fragments. Packed debris acts like a wedge every time a wheel crosses so the arrises break sooner.

Common reasons buildings call us in:

  • Untidy open joints in a retail unit
  • Brittle joint filler breaking up
  • Unfilled floor joints collecting dirt and grit
  • Sealant pulled out along a truck route

Schools such as Bradfield C.E. Primary School have movement joints in their walls and floors that are easy to overlook.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • The terms of the workmanship guarantee
  • Is the sealant right for the movement and the substrate?
  • Their approach to joint depth and backing

Questions to ask before you appoint anyone

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Cracks across panels caused by settlement or overload
  • Damaged or worn floor coatings and screeds
  • Unstable slabs moving under traffic

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

Why act early in Southend

While the arrises are intact, filling a joint is straightforward. Wait until the edges have spalled and the concrete needs repairing before the joint can be filled, with longer closures to match. One visit to deal with every failing joint makes more sense than several trips to a place like Southend, rather than one at a time. Send photographs of each area and we’ll quote for the lot.

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Why appoint us

  • A Constructionline member, so easy to vet
  • Failed material removed, not covered up
  • Fixed quotes based on photographs, drawings or a visit
  • One number for every site we cover

Quoting for work in Southend

What shapes the price:

  • How much there is to seal
  • Which sealant the job calls for
  • Distance, for remote addresses
  • How accessible the joints are

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

What we need to price the job

There’s no need for a formal survey. A few details are enough to get going:

  • Clear photographs of the problem areas
  • Where the site is, with the postcode
  • How the joints are reached, and at what height
  • Any dates the work must fit around

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, ring 01277 525 020 or send photos by email.

Construction joints

Some construction joints have steel edge protection, others are plain concrete. We’ll tell you if the edges or any armouring look like they need attention before filling.

Forklift and pallet-truck routes

Open route joints are hard on equipment and drivers. Filling them gives a smoother run and saves the edges.
