Floor joint sealing in Rosewell, done properly

We diagnose the floor first rather than guessing at a product: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. That tells us whether semi-rigid filler or flexible sealant suits each run, area by area where it needs to be. We work on saw-cut induced joints, loading bays and retail and showroom floors, and the usual reasons a site gets in touch are open saw cuts full of debris and joint edges breaking up under truck wheels. Looking for mastic applicators who cover Rosewell? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In smaller places such as Rosewell, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Your questions answered

Is hospital work, at somewhere like Midlothian Community Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is Rosewell off your patch?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Do you guarantee industrial floor joints?

Our workmanship carries a 12-month guarantee and the work is covered by public liability insurance.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

Why is there a gap next to the joint filler?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We look at which it is before recommending anything.

Different surfaces, different methods

Construction joints

Where a day joint crosses a truck route, its edges take heavy punishment. We look at how much they are moving before choosing the treatment.

Semi-rigid joint fillers

Semi-rigid fillers are designed to support joint edges under hard wheels. They tolerate little movement so timing matters on newer slabs.

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Any access equipment needed
  • Quantities, in metres or numbers
  • Working within restricted access windows
  • Site requirements such as inductions and permits

A quote for floor joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Details that help us quote

To price the job accurately, we need a clear picture of the site. Send us:

  • The site address and postcode
  • What the building is and how it’s used
  • A wide shot and a close-up of the area
  • Access details, including height

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Damaged or worn floor coatings and screeds
  • A floor that is out of level for the racking or trucks
  • Structural cracking in the slab

If you are not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer.

Joints and surfaces we work on

  • Loading bays
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Construction joints
  • Retail and showroom floors
  • Saw-cut induced joints

Diagnose, treat, sign off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes a day or more, depending on the metres of joint and how many zones the floor is split into, and we clear our waste as we work. For a building near Rosewell, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. The area is handed back once it has cured enough to take traffic.

Before we start on site

  • Warn occupants and staff about the work
  • Share your working hours and any access restrictions
  • Send any specification or drawings in advance

Why it’s worth doing now in Rosewell

Painting or coating straight over joints rarely lasts. Joints need their own treatment before or alongside any coating work. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Rosewell, a repair visit takes planning, so it’s better to act early.

We don’t publish prices, since every building and every scope is different. Call for a quote.

Why us?

  • A Constructionline member, so easy to vet
  • CHAS accredited contractor
  • Commercial sealant work since 2005
  • Failed material removed, not covered up

Should maintenance staff do it?

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Where floor joints take the most wear near Rosewell

The 3 miles around Rosewell take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. Rosewell is on Scotland’s drier eastern side. Frost and de-icing salt still find their way into open external joints. Autumn is a sensible time to seal them.

Campuses like University of Edinburgh - Easter Bush Campus (2.5 miles west of Rosewell) mix old and new buildings, with movement joints wherever they meet. At a retail site such as Straiton Retail Park, 2.2 miles to the north-west of Rosewell, trolleys, cages and cars run over floor and slab joints all day. Phasing is what makes joint work possible on busy sites such as Bilston Glen Industrial Estate (1.8 miles north-west of Rosewell): one bay, aisle or car park row at a time.

Rosewell is about 2 miles south-west of Bonnyrigg, in Midlothian. Rosewell sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Across Midlothian, 34 places are covered, including Rosewell. Edinburgh is covered too, some 7 miles away.

We cover the EH24 postcode districts for floor joints. We cover commercial and managed buildings on Louisa Square, Shiel Hall Square and Gorton Loan. If your building is just outside Rosewell, we cover Polton (1 mile north), Roslin (1 mile west), Bonnyrigg (2 miles north-east), Loanhead (2 miles north) and Bilston (2 miles north-west). A short drive away, we cover Dalkeith (4 miles north-east), Penicuik (3 miles west), Gorebridge (4 miles east), Newtongrange (3 miles east), Mayfield (4 miles east) and Shawfair (5 miles north). Rosewell is one of the busier places in Midlothian, and we take on floor joints for its commercial and public buildings.
