Floor joint sealing in Greenham, done properly

Not every floor joint we treat is in a warehouse. Retail units, showrooms and trade counters have slab joints crossed by trolleys, footfall and cleaning machines, where a gappy, dirty joint looks untidy and snags castors. A neat, flush fill makes the floor easier to clean and look after. We work on retail and showroom floors, joints along racking aisles and construction joints, and what we are called in for most is joint edges breaking up under truck wheels and brittle joint filler breaking up. Looking for mastic applicators who cover Greenham? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In and around smaller places like Greenham, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Honest limits

Being straight saves everyone time. New sealant won’t cure:

  • A floor that is out of level for the racking or trucks
  • Broken concrete either side of the joint
  • Worn screed or surface finishes

If in doubt, call the office on 01277 525 020 or email drawings and photos and we’ll say what we think.

Where we work in Greenham

  • Construction joints
  • Loading bays
  • Retail and showroom floors
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Saw-cut induced joints

Keeping the joints sound

Problems stay small when the joints are checked regularly. Specifically:

  • Clear packed debris from open joints regularly
  • Keep trucks off new joints until we say they’re ready
  • Start with the dock areas, where joints fail soonest
  • Expect fillers on young slabs to need a top-up

Walk the main truck routes every few months and look along the joint lines. Look for separation down one side, new chips in the arris and debris gathering, and photograph anything that changes.

Treating joints while the arrises are sound keeps the work simple. After the edges go, repairs come into it and that takes longer and closes areas for longer.

Cost factors for floor joints

The price varies from site to site. Expect it to depend on:

  • Any access equipment needed
  • Location, for remote and island sites
  • Which sealant the job calls for
  • Removal of failed or old sealant

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Before you send an enquiry

Whether it’s one area or a whole building, these details speed things up:

  • Clear photographs of the problem areas
  • Rough lengths or quantities, or drawings if you have them
  • Where the site is, with the postcode
  • Whether an asbestos survey exists

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

Floor joint sealing in Greenham: the local picture

Greenham is about 53 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. Less than 3 miles from Greenham there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Hospital campuses such as West Berkshire Community Hospital, 1.5 miles to the north-east of Greenham, grow in stages, leaving movement joints wherever new blocks meet old. Across sites such as Raceview Business Centre, which lies north of Greenham, floor and movement joints can be sealed in phases so units keep working. Retail sites such as Newbury Retail Park, 0.5 miles to the west of Greenham, have car park, service yard and shop floor joints under constant traffic.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. If others near Greenham need work, visits can be combined. A fixed quote is given before anything starts.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. We tell you when each zone can carry trucks again and move on to the next.

Related advice

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Why deal with it now?

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads, and it normally ends up dragged across the floor. The right filler or sealant saves doing it twice. Around Greenham, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

A quote for floor joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

Greenham: questions and answers

Is Greenham too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you work at a site such as Newbury Retail Park, by Greenham?

Yes. Estates, retail parks and business parks around Greenham, Newbury Retail Park among them, are all within reach. To start, just ring 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

What happens if the joint edges are damaged?

Filling against broken edges doesn’t last. We’ll tell you if the joint edges need repairing first, so you can decide how to proceed.
