Leave it or put it right?
Dirt and spillage gather in open joints, out of reach of the floor cleaner. In shops, showrooms and clean production areas that matters for hygiene and appearance. Flush, filled joints leave nothing for cleaners to dig out. For buildings around smaller places like Frating Green, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

On site: what to expect
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Jobs in and around smaller places like Frating Green are typically planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- The treatment and the zones are set out in a fixed quote.
- Each joint is cut or routed back to clean, sound concrete.
- We extract the dust and prime the faces if the product needs it.
- The joint is filled to its specified depth and trimmed level.
- Zones reopen once cured and the work moves on.
Before we start on site
- Clear stock, furniture or equipment away from the joints
- Agree which areas must stay open
- Share the asbestos register for older buildings
Getting a fixed quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.

Common questions from Frating Green clients
Is a smaller place like Frating Green outside your area?
No. Small places get the same service as large ones. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Does a site in Frating Green have to shut while its joints are sealed?
In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. Tell us which hours and entrances we can use and we’ll plan from there.
Should floor joints be filled or sealed?
There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is typically right and perimeter or movement joints need flexibility. The quote sets out what goes where.
Can the warehouse stay open while you work?
Normally only the zone we’re working in has to close. Each zone reopens when the product can take traffic and the next zone follows.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Can you fill joints where the arrises have spalled?
A filler needs sound edges to grip. We’ll tell you if the joint edges need repairing first and set out how that affects the job.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Aftercare for building managers
Cleaning and maintenance staff play a part too. Pass these on to them:
- Photograph any joint that starts to chip
- Allow for topping up joints as a new slab settles
- Let us know what the floor is cleaned with
- Ask drivers not to drag forks or pallets
Walk the main truck routes every few months and look along the joint lines. Watch for filler pulling away from an edge, fresh chipping or grit collecting, and photograph anything that changes.
Every day an open joint stays full of grit, the edges take more punishment. Filling it ends that cycle before it becomes a repair.
Doing it in-house
Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Joints that move: notes for Frating Green
Frating Green sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, and where de-icing salt is spread in winter, open joints let it in. Frating Green is about 55 miles from central London. The South East has large numbers of industrial estates and warehouses along the motorway corridors, and their floor joints take forklift and pallet-truck traffic all day.
Parks like Plough Road Business Centre, 1.8 miles south-east of Frating Green, combine paved areas, car parks and building elevations, each with joints that move. University campuses such as University of Essex, 4 miles to the west of Frating Green, have car parks, paved walkways and building elevations with movement joints.

What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Structural cracking in the slab
- Broken concrete either side of the joint
- A floor that rocks at the joints, which needs a structural fix
