Commercial clients in Forest Park

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, which keeps the paperwork simple.

Floor joint sealing in Forest Park

It isn’t only heavy industry. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, and an open, grimy joint line looks poor as well as catching wheels. A neat, flush fill makes the floor easier to clean and look after. We work on construction joints, loading bays and saw-cut induced joints, and what we’re called in for most is grimy joint lines spoiling a showroom floor and open saw cuts full of debris. Looking for mastic applicators who cover Forest Park? We’ve been sealing commercial buildings since 2005.

Around places the size of Forest Park, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Concrete floors and yards in these buildings move and crack like any others.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application.

Forest Park: questions and answers

Is Bracknell Enterprise Centre, near Forest Park, within your area?

Yes. We cover Forest Park and the area around it, including industrial estates, business parks and retail parks such as Bracknell Enterprise Centre. Photos and a short description are enough for a first look.

Is Forest Park too far out for you?

Not at all. Forest Park is within our area. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Is the floor joint work guaranteed?

A 12-month guarantee covers the work we do. It covers our workmanship, not later slab movement or damage from impacts.

Will we need to close the floor?

Normally only the zone we’re working in has to close. Each zone reopens when the product can take traffic, then we move to the next.

When to bring in a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Looking after the joints

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Tell us about strong cleaning chemicals before we quote
  • Treat loading bay joints first if they’re failing
  • Plan for a top-up on newer floors
  • Stop forks and pallets being dragged across joints

Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.

Why act early in Forest Park

Open joints are where dirt collects where scrubber-driers can’t get it out. In shops, showrooms and clean production areas that matters for hygiene and appearance. Filled joints are far simpler to keep clean. In a smaller place such as Forest Park, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes a day or more, depending on the metres of joint and how many zones the floor is split into, and our waste is bagged and taken away as we go. Work in places the size of Forest Park is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We agree the traffic routes and phasing with your site team.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. Each area is handed back when ready for traffic.

Preparing the site

  • Share your working hours and any access restrictions
  • Send asbestos survey details if the building is pre-2000
  • Let building users know which areas are affected

What we can’t put right

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
  • Structural cracking in the slab
  • Slab panels that rock or move under load

Not sure which it is? You can phone 01277 525 020 or email the details over and we will tell you honestly.

What we seal

  • Forklift and pallet-truck routes
  • Saw-cut induced joints
  • Joints along racking aisles
  • Construction joints
  • Retail and showroom floors
  • Loading bays
