Floor joint sealing for commercial buildings in Bicknacre

It isn’t only heavy industry. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, and an open, grimy joint line looks poor as well as catching wheels. A flush, well-finished joint tidies the whole floor. If you’re dealing with unfilled floor joints collecting dirt and grit and soft sealant dragged out of trafficked joints, we can help, on loading bays, joints along racking aisles and forklift and pallet-truck routes alike. Looking for mastic applicators who cover Bicknacre? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

For a site near Bicknacre, measurements and photos up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When to call us in Bicknacre

A slab keeps shrinking for a long time after it is cast, and saw-cut joints give that shrinkage a planned place to crack. As the panels contract, the joints widen so a filler put in early may separate along one side.

Site and facilities staff are often the first to spot these:

  • Flexible sealant torn out by wheels
  • Saw-cut joints left open and packed with grit
  • Scruffy, dirty joint lines on a shop or showroom floor
  • Drivers complaining about joints on a route

Sites like Baddow Hospital, 3.6 miles to the west of Bicknacre, carry ambulances, deliveries and visitors’ cars over their road and deck joints.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What the guarantee covers, and for how long
  • Whether their applicators hold CSCS cards
  • How they handle RAMS and site documents

How a job runs

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. For a building around Bicknacre, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. You receive a fixed quote showing products and phasing.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Before we start on site

  • Send your site hours and access windows
  • Have the specification and drawings to hand

What sealant work can’t fix

Honesty saves time and money. Fresh joints won’t solve:

  • A floor that rocks at the joints, which needs a structural fix
  • Uneven floors that need grinding or levelling
  • Structural cracking in the slab

If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we will say what we think before you book.

What we seal

  • Loading bays
  • Forklift and pallet-truck routes
  • Construction joints
  • Saw-cut induced joints
  • Retail and showroom floors
  • Joints along racking aisles

Surface by surface

Flexible floor sealants

Movement joints, joints at walls and joints in lightly trafficked areas often take a flexible sealant. Backing rod limits how deep the bead goes and keeps it off the joint bottom.

Semi-rigid joint fillers

If a joint is still opening, a semi-rigid filler may part from one face. A later top-up usually puts that right, and we will explain it when we quote.

Doing it in-house

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What happens if it’s left?

Waiting for a site-wide shutdown often means the joints keep getting worse. Phased in zones, the busiest routes can be treated first and the remainder follows on a plan that suits you. Converted and older buildings near places like Bicknacre tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What you get with us

  • Fully insured, including public liability cover
  • Our applicators hold CSCS cards

Joints that move: notes for Bicknacre

Bicknacre sits in one of the drier corners of the country, the South East. External slab and deck joints still need a dry, clean joint to seal, and where de-icing salt is spread in winter, open joints let it in.

Schools like Priory Primary School often have long brick elevations with movement joints that age quietly.

Your questions answered

Is Bicknacre too small for you to travel to?

No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Do we have to stop operations in Bicknacre while the joints are sealed?

Normally not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.

Can you phase floor joint work around operations?

We phase it. Areas are taken out of use a section at a time. Tell us your site hours and access windows and we’ll plan around them.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards.

What do you need from us to quote?

Approximate metres of joint, photos of typical and worst areas, and a floor plan are normally enough for a quick quote. We can visit where that helps so call the office on 01277 525 020 or email a schedule or drawings to set one up.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.
