About our floor joint sealing in Bents

Across Bents and the rest of West Lothian, it runs the same way: you send details, we send a fixed quote, the joints are done and the 12-month guarantee follows. A rough length of joint, photos of the worst areas and a site plan let us give a quick quote and a visit can be arranged where that is easier. If you have old filler gone hard, cracked or loose and flexible sealant torn out by wheels, we can put it right. For commercial sealant work in Bents, you deal with one contact from quote to sign-off, whether it’s one building or several.

In smaller places such as Bents, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Broken concrete either side of the joint
  • Wide or random cracking that suggests a structural issue
  • Slab panels that rock or move under load

Not sure which it is? You can give us a call on 01277 525 020 or email us and we will tell you honestly.

Surfaces we seal

  • Retail and showroom floors
  • Saw-cut induced joints
  • Joints along racking aisles
  • Construction joints
  • Forklift and pallet-truck routes
  • Loading bays

How the job changes by surface

Construction joints

Day joints on busy routes are prone to edge damage. Movement and traffic are both checked before we decide what goes in.

Forklift and pallet-truck routes

Joints on busy routes need a fill that sits flush and resists impact. Wheel type and traffic level steer the product choice.

Our process

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a day for smaller units, with bigger warehouse floors programmed over several visits, and our waste is bagged and taken away as we go. Tell us who will meet us and how to get in at your building near Bents. We’ll confirm the plan with the fixed quote.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Before we start on site

  • Warn occupants and staff about the work
  • Tell us which areas need to stay in use
  • Send asbestos survey details if the building is pre-2000

Quotes

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Site staff or a sealant specialist?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Common questions from Bents clients

Is Bents too small for you to travel to?

Not at all. Bents is within our area. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you work on a hospital site such as Tippethill Hospital?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How long will the new sealant last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Why is there a gap next to the joint filler?

Young concrete carries on shrinking for a long time and a stiff filler can separate down one side. It is typically dealt with by topping up.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Common problems we fix in Bents

Concrete slabs shrink as they dry out, and saw-cut joints give that shrinkage a planned place to crack. As the panels contract, the joints widen so a filler put in early may separate along one side.

Clients normally get in touch after noticing one or more of the following:

  • Untidy open joints in a retail unit
  • Drivers complaining about joints on a route
  • Failing joints at loading bays and dock doors
  • Joint edges breaking up under truck wheels

A healthcare site such as Tippethill Hospital (to the north-west of Bents) depends on car parks, ramps and service yards whose joints take traffic all day.

Before you book anyone

  • Will failed sealant be removed rather than covered?
  • What level of public liability insurance do they hold?
  • What the guarantee covers, and for how long
  • Which product they’ll use, and why it suits the joint

Questions to ask before you appoint anyone

Warehouse floors and decks around Bents

Being in the east of Scotland, Bents gets less rain than the west coast. Freezing weather and salt still attack open external joints. Resealing before the cold months helps protect the edges. Bents has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Phasing is what makes joint work possible on busy sites such as J4M8 Distribution Park (2.6 miles north of Bents): one bay, aisle or car park row at a time. For an occupier at a site such as Mosshall Industrial Estate, which lies north of Bents, the joints at loading doors and dock levellers usually see the hardest wear.

Bents is about 4 miles south of Bathgate, in West Lothian. If you’re looking for floor joint sealing in Bents, we can help, as we do across West Lothian. Across West Lothian, 55 places are covered, Bents among them. Sites around Edinburgh have their own page, roughly 18 miles from Bents.

Leave it or put it right?

While the arrises are intact, filling a joint is straightforward. Wait until the edges have spalled and the concrete needs repairing before the joint can be filled, with longer closures to match. Renewing every failing joint on one visit is the sensible approach for a place like Bents. Send photos and we will quote for everything together.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.
