Fire stopping in Wix

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints, with results classified under BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. The enquiries we see most involve service penetrations left open after M&E works and old intumescent sealant that has split away, on pipe penetrations, cable penetrations and joints between fire-resisting walls and floors. For commercial sealant work in Wix, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Smaller places such as Wix still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Honest limits

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Reviewing a building’s overall fire safety
  • Walls or floors that aren’t fire-resisting to begin with
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can phone 01277 525 020 or email the details over and we’ll tell you honestly.

Where we work in Wix

  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Cable penetrations

Questions about Wix

Is Wix too far out for you?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

What happens to BS 476 references for fire stopping in Wix?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Can you work to our specification?

Yes. Send it with your enquiry, and we will price the work to it.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Our process

Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us. If others near Wix need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Arrange parking or a loading space
  • Clear stock, furniture or equipment away from the joints
  • Have the specification and drawings to hand

Related advice

Site staff or a sealant specialist?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

For managing agents and facilities managers

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Fire-rated sealing for Wix buildings

Wix is about 60 miles from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls. For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

For a building such as Church of St Mary, new heating or data runs are the usual reason penetrations need sealing. Tenant changes at parks like Oak Business Park, 2 miles to the south-east of Wix, bring new data and services, and openings through fire-resisting walls need the specified seal. In a school such as Wix and Wrabness Primary School, fire-rated sealant goes in around service penetrations where it is specified.

Wix is about 5 miles west of Harwich, in Essex. Any commercial site in Wix is covered, for single jobs and planned programmes alike. 644 places across Essex fall within our area, Wix among them. For work in that direction, see our London page, about 60 miles away.

Anyone looking for fire stopping in CO11 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. If your site is on Hunters Court, Colchester Road and Harwich Road or close by, send details and we will quote for service penetrations. Just outside Wix, we also work in Wix Green (1 mile east), Bradfield (2 miles north-west), Bradfield Heath (2 miles north-west), Great Oakley (2 miles east) and Wrabness (2 miles north-east). A short drive away, we cover Colchester (10 miles west), Clacton-on-Sea (8 miles south), Harwich (5 miles east), Camulodunum (12 miles west), Greenstead (9 miles west) and Wivenhoe (8 miles south-west).

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Put resealing into every M&E and fit-out package
  • Keep general-purpose fillers away from compartment walls
  • Keep product data and details in the fire safety file
  • Check with the data sheet before painting over fire sealant

After every round of M&E works, check that the openings created have been sealed. A short check at the end of each job saves a long hunt later.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there instead of being left for someone else.

What the job involves on each surface

Small ducts

Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. Each gap is measured where it is widest against the detail’s limits, and any that don’t are flagged.
