Fire stopping across West Mersea

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Get seals inspected before ceilings and boxing close
  • Put resealing into every M&E and fit-out package
  • Keep product data and details in the fire safety file
  • Ask which product is in place before decorating

New services after handover are a common way fire stopping gets breached. A short check at the end of each job saves a long hunt later.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.

Fire stopping in West Mersea, done properly

A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind. We close the openings listed on your schedule, using the specified sealant and detail. We work on pipe penetrations, service gaps in risers and joints between fire-resisting walls and floors, and the usual reasons a site gets in touch are seals disturbed by maintenance and left open and snag lists that include open service penetrations. A specialist sealant contractor works differently from a general builder: in West Mersea, that means joint design, primers and backing rod as standard.

In places the size of West Mersea, fire-resisting walls and floors are found in schools, care homes, health centres and mixed-use buildings. Around those penetrations, fire-rated sealant is installed if specified, with depth, backing and gap all as tested.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

From enquiry to sign-off

Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us. Work in places the size of West Mersea is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We read the specification, drawings or penetration schedule you send.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Move anything stored against the joints
  • Point out parking and an unloading spot
  • Have the specification and drawings to hand

How the quote is worked out

These are the things that shape the price:

  • Access and working height
  • Induction, permit and paperwork requirements
  • Phasing around occupants
  • The size and state of each joint

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Details that help us quote

Whether it’s one area or a whole building, the same details help:

  • Where the site is, with the postcode
  • Specification clauses that apply
  • Anything awkward about access or site hours
  • Your programme or deadline

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.

Owners, agents and contractors

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Questions about West Mersea

What happens to BS 476 references for fire stopping in West Mersea?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Does your area include sites such as Waldegraves Business Park, near West Mersea?

Yes. We cover West Mersea and the area around it, including industrial estates, business parks and retail parks such as Waldegraves Business Park. Send details of the unit and the work through our quote form for a quick quote.

How much does the work cost?

We don’t publish prices, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

Fire stopping in West Mersea: the local picture

West Mersea lies roughly 48 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls; the gaps need the specified seal. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.

For a building such as Church of St Peter and St Paul, new heating or data runs are the usual reason penetrations need sealing. Holiday works at schools like Mersea Island School often leave service openings to seal before pupils return. Offices at parks like Waldegraves Business Park (to the east of West Mersea) are re-cabled with each new tenant, and compartment walls need sealing afterwards to the tested detail.

When something else is needed

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Signing off or certifying a building’s fire stopping
  • Large openings beyond what any sealant detail covers
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we’ll tell you honestly.

Where we work in West Mersea

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Pipe penetrations
  • Cable penetrations

Different surfaces, different methods

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, though larger ones usually call for a collar or wrap. We check the pipe material and diameter against the detail before we start.

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers before sealing.
