Fire stopping for Waterbeach sites

Fire stopping in Waterbeach, done properly

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. We work on joints between fire-resisting walls and floors, linear gaps at wall heads and pipe penetrations, and the failures we’re asked to look at most are unsealed penetrations discovered above suspended ceilings and improvised or mixed-product fire seals. A specialist sealant contractor works differently from a general builder: in Waterbeach, that means joint design, primers and backing rod as standard.

Smaller places such as Waterbeach still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Maintenance after handover

After handover, these steps help:

  • Don’t let anyone top up a fire seal with the wrong product
  • Leave fire sealant to cure fully before covering it
  • Ask the designer to confirm details early on refits
  • Put resealing into every M&E and fit-out package

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, so check the product data first.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

What we can’t put right

Honesty saves time and money. Fresh joints won’t solve:

  • Issuing fire ratings or certificates for seals
  • Writing the fire-stopping specification
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can call the office on 01277 525 020 or email us and we will tell you honestly.

Surfaces we seal

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Cable penetrations
  • Linear gaps at wall heads

When to bring in a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Penetration seals near Waterbeach

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. We install whatever has been specified, to the product’s tested detail. The area within 2 miles of Waterbeach holds several hotels. In hotels, bedroom and corridor walls are normally fire-resisting, so services added in a refit need sealing with the specified product.

On a hospital site such as St Richard's Hospital, which lies south-west of Waterbeach, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. At a university such as University of Chichester (2.3 miles south-west of Waterbeach), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.

Waterbeach is about 3 miles north-east of Chichester, in West Sussex. Any commercial site in Waterbeach is covered. 373 places across West Sussex fall within our area, Waterbeach among them. For work in that direction, see our Portsmouth page (16 miles or so).

Commercial sites across PO18 are covered. Just outside Waterbeach, we also work in Strettington (1 mile south), Westerton (1 mile south-west), Halnaker (1 mile east), Boxgrove (1 mile south-east) and Maudlin (1 mile south). Nearby towns on our patch include Worthing (15 miles east), Bognor Regis (6 miles south), Chichester (3 miles south-west), Selsey (9 miles south), Littlehampton (10 miles south-east) and Rustington (11 miles east).

From enquiry to sign-off

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Jobs in and around smaller places like Waterbeach are normally planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • For older buildings, check the asbestos register before work
  • Explain the parking and delivery arrangements
  • Point out any areas we must not close

When to call us in Waterbeach

Plenty of openings were simply never closed because they sat out of sight above a ceiling or inside a riser. They come to light during inspections, refits or when another trade lifts a tile.

What tends to prompt an enquiry:

  • Service penetrations left open after M&E works
  • Builders’ foam or ordinary silicone in compartment walls
  • Penetration schedules that need working through
  • Damaged fire seals in risers and voids

In a retail centre such as Summersdale Retail Park (2.3 miles west of Waterbeach), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

What to look for in a quote

  • How the joint faces will be prepared and primed
  • How they’ll work around occupants
  • Health and safety accreditation such as CHAS
  • Will CSCS-carded applicators be on site?

Questions to ask before you appoint anyone

What happens if it’s left?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. One visit to deal with every failing joint makes more sense than several trips to a place like Waterbeach. Photos of every joint help us quote for the whole job.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Why appoint us

  • CHAS accredited
  • Failed material removed, not covered up
  • Over 20 years of commercial sealing
  • One phone line for London, the South East and Scotland

Your questions answered

What does the BS 476 change mean for fire-rated sealant in Waterbeach?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Could you schedule work at a campus like University of Chichester for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

How many days will you need on site?

It depends on the scope, but the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Do you offer coloured sealant?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.
