Fire stopping near Ulting

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle fire stopping in Ulting

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4 and the results are classified to BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. We work on linear gaps at wall heads, pipe penetrations and cable penetrations, and what we are called in for most is seals that don’t match their tested detail and old intumescent sealant that has split away. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Ulting, that means joint design, primers and backing rod as standard.

Around smaller places like Ulting, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

On site: what to expect

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Rural sites near Ulting may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Advice

What the job involves on each surface

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically and tell you about openings outside the list.

Plastic pipes

Plastic waste pipes through slabs come up often. Whether sealant alone is acceptable depends entirely on the tested detail, and we will never swap a specified collar for sealant.

Ulting: questions and answers

Is hospital work, at somewhere like Priory Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is a smaller place like Ulting outside your area?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Are you members of a third-party fire-stopping installer scheme?

No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.

Do you seal openings left by new services?

Yes. Send the schedule or marked-up drawings and the specified product details. Work can run area by area behind the M&E trades so areas aren’t left open.

Is the work guaranteed?

Yes. Our workmanship is backed for 12 months.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Is sealant suitable for all service openings?

No. Each fire-rated sealant is tested for particular services, gap sizes and substrates. If an opening falls outside, it needs another solution.

Do you need fire stopping in Ulting?

Some service penetrations were never sealed at all because they sat out of sight above a ceiling or inside a riser. Inspections, refurbishments and ceiling access typically bring them to light.

Typical triggers for a call:

  • Openings found when ceilings come down for a refit
  • Fire-rated sealant that has cracked or shrunk back
  • Unsealed openings around new pipes and cables
  • Builders’ foam or ordinary silicone in compartment walls

In a building such as Church of All Saints, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Comparing quotes

  • How they’ll work around occupants
  • What site paperwork they can supply
  • Is the sealant right for the movement and the substrate?
  • Proof of insurance

Why act early in Ulting

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Around Ulting, it’s better to renew all the failing joints at once. Send photographs of each area and we’ll quote for the lot.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Fire stopping in Ulting: the local picture

Central London is about 35 miles from Ulting. Office refits around the commuter belt bring new cabling through fire-resisting walls. In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.

On a hospital site such as Priory Hospital, which lies west of Ulting, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

Looking after the joints

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Settle who seals which penetrations at the start of a project
  • Get seals inspected before ceilings and boxing close
  • Check risers and ceiling voids after each round of works
  • Leave fire sealant to cure fully before covering it

Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way, or a new specification from the designer.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

For managing agents and facilities managers

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
