Need fire stopping in Two Mile Ash?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Common problems we fix in Two Mile Ash

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser can leave the hole behind. Across several fit-outs, the openings add up.

Site and facilities staff are often the first to spot these:

  • Openings left by services added after handover
  • Unsealed penetrations discovered above suspended ceilings
  • Snag lists that include open service penetrations
  • Fire stopping installed outside its tested range

Residences at universities like University of Bedfordshire Milton Keynes Campus, 1.7 miles east of Two Mile Ash, have compartment walls that must be resealed whenever services change.

Questions to ask before you appoint anyone

Fire stopping in Two Mile Ash, done properly

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail. If you are dealing with fire-rated sealant that has cracked or shrunk back and expanding foam used as fire stopping, we can help, on cable penetrations, pipe penetrations and small duct penetrations where the tested detail allows alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Two Mile Ash, preparation and product choice get the time they need.

Converted and extended buildings around places like Two Mile Ash can mix old and new construction, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

On site: what to expect

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Work in places the size of Two Mile Ash is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • Send any specification or drawings in advance
  • Tell us what induction or permit system the site runs
  • Clear stock, furniture or equipment away from the joints

Different surfaces, different methods

Small ducts

Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe. If the detail needs something beyond sealant, we tell you.

Why deal with it now?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable, rather than turning into a full building survey and reseal. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Fire risk assessments, a job for a competent assessor
  • Large openings beyond what any sealant detail covers

If you’re not sure, just call 01277 525 020 or send details through our quote form and we’ll give you a straight answer.

Surfaces we seal

  • Linear gaps at wall heads
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Cable penetrations

FAQs: Two Mile Ash

Can you take on a job at a hospital such as Milton Keynes University Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Could you schedule work at a campus like University of Bedfordshire Milton Keynes Campus for the vacation?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is the BS 476 change in 2029 relevant to fire stopping?

It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications, subject to transitional arrangements. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Do you have third-party installer accreditation for fire stopping?

No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we are not the right fit for that package.

What does an EI 60 rating mean?

The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. An EI 60 seal kept its integrity and insulation for 60 minutes as tested; installing to the detail is what carries that across to site.

Is sealant suitable for all service openings?

No. A sealant’s evidence covers set services, gaps and wall or floor types. Outside that, a different product is needed, as set out by the designer.
