Penetration seals near The Folly

In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. At about 24 miles from central London, The Folly is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls.

On estates like Southdown Industrial Estate, which lies west of The Folly, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. On a hospital site such as Harpenden Memorial Hospital, 2 miles west of The Folly, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

The Folly is about 2 miles east of Harpenden, in Hertfordshire. Across the AL4 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. 371 places across Hertfordshire fall within our area, including The Folly. For work in that direction, see our London page.

Commercial sites across AL4 are covered. If your site is on Folly Fields and Lower Luton Road or close by, send details and we will quote for service penetrations. Close to The Folly, our area also takes in Lea Valley (1 mile west), Amwell (1 mile south), Mackerye End (1 mile north-west), Blackmore End (1 mile north) and Batford (1 mile west). A short drive away, we cover Watford (11 miles south), Hemel Hempstead (8 miles south-west), Stevenage (8 miles north-east), St Albans (5 miles south), Welwyn Garden City (5 miles east) and Hitchin (9 miles north).

Around The Folly

Around The Folly, our work takes us to commercial buildings near Sir John Lawes School and The Cherry Trees pub and the streets around them. For rail, the closest station is Harpenden station, about 2 miles west of the centre. A little further out are St Albans City Hospital (4.2 miles south) and Harpenden Museum (2.2 miles west). Green spaces nearby include Wheathampstead Local Nature Reserve.

About our fire stopping in The Folly

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, speak to us on 01277 525 020 or email us with the schedule or marked-up drawings. Tell us what records you need and we will confirm with the quote. The enquiries we see most involve snag lists that include open service penetrations and open linear gaps along the top of fire-resisting walls, on pipe penetrations, linear gaps at wall heads and cable penetrations. Whoever orders the work in The Folly, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

For a smaller site near The Folly, we plan to do all the penetrations in one go, so send the specification and photographs first. Design and sign-off belong to the designer or building control; we install what’s specified.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Issuing fire ratings or certificates for seals
  • Fire risk assessments, a job for a competent assessor
  • Large openings beyond what any sealant detail covers

If you are not sure, just phone 01277 525 020 or use the quote form and we will give you a straight answer before you book.

Where we work in The Folly

  • Service gaps in risers
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Small duct penetrations where the tested detail allows

Questions about The Folly

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in The Folly?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Is The Folly too small for you to travel to?

No. Places such as The Folly are covered as much as the big towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How long will the new sealant last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Can you handle several sites?

Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.

Do you guarantee your work?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Site staff or a sealant specialist?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Do you need fire stopping in The Folly?

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

These are often picked up first by site or facilities staff:

  • Penetration schedules that need working through
  • Improvised or mixed-product fire seals
  • Seals disturbed by maintenance and left open
  • Fire sealant pulled out of the opening

For a school such as St Helen's Church of England Primary School, penetration sealing fits best at the end of the summer works.

What to look for in a quote

  • Whether primer will be used where the manufacturer specifies it
  • Who will actually carry out the work
  • Will RAMS and insurance details be available?
  • The named product and why it was chosen

Our contractor checklist

From enquiry to sign-off

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For a building around The Folly, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Make sure the joints can be reached
  • Tell staff and tenants when we’ll be in
  • Send asbestos survey details if the building is pre-2000

Getting a fixed quote

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Aftercare for building managers

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Foam or ordinary sealant is never a fire-seal repair
  • Keep product data and details in the fire safety file
  • Leave fire sealant to cure fully before covering it
  • Agree the fire-stopping specification before services go in

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail, by someone who knows the system.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate.
