About our fire stopping in Standon
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. Site teams most often ask us about fire seals cut back for extra cables and never reinstated and improvised or mixed-product fire seals, on linear gaps at wall heads, cable penetrations and small duct penetrations where the tested detail allows. A specialist sealant contractor works differently from a general builder: in Standon, that means joint design, primers and backing rod as standard.
Barn and farm-building conversions near places like Standon often combine new partitions with old walls. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

What we can’t put right
Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:
- Writing the fire-stopping specification
- Signing off or certifying a building’s fire stopping
- Plastic pipes whose detail calls for a collar or wrap
If in doubt, give us a call on 01277 525 020 or email drawings and photos and we’ll say what we think before you book.
Surfaces we seal
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Service gaps in risers
- Pipe penetrations
What happens if it’s left?
Fire stopping is a regular point raised at inspections and handover. Late discoveries can delay handover while openings are reopened and resealed which is why earlier is better. Older rural buildings around Standon move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.
The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site rules also count.
Why us?
- Over 20 years of commercial sealing
- Joints cleaned back to sound surfaces
- One number for every site we cover

When to bring in a specialist
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Fire-rated sealing for Standon buildings
In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Central London is about 27 miles from Standon. Office refits around the commuter belt bring new cabling through fire-resisting walls.
For a school such as Roger De Clare First CofE School, penetration sealing fits best at the end of the summer works. Halls and meeting rooms at places like Church of St Mary sometimes gain new services, and any compartment wall crossed needs the specified seal. On a site such as Standon Business Park, less than half a mile to the south-west of Standon, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.
Standon is about 5 miles north-east of Ware, in Hertfordshire. We send applicators to Standon for service penetrations, handled exactly as we handle every other area. Standon is one of 371 places in Hertfordshire on our list for service penetrations. London is covered too, some 27 miles away.
Postcode districts covered here: SG11 for service penetrations. Streets here include High Street, Stortford Road and Town Farm Crescent, and sites on any of them can send details for a fixed quote. Close to Standon, our area also takes in Puckeridge (1 mile north-west), Bromley (1 mile south-east), Colliers End (2 miles south-west), Barwick (2 miles south-west) and Hadham Ford (2 miles east). Bigger towns within reach include Stevenage (9 miles west), Bishop's Stortford (6 miles east), Welwyn Garden City (11 miles south-west), Hitchin (14 miles west), Hoddesdon (9 miles south) and Cheshunt (12 miles south).

After the work
A few simple habits keep the new joints working:
- Don’t let anyone top up a fire seal with the wrong product
- Check risers and ceiling voids after each round of works
- Treat an open penetration as a priority repair
- Ask the designer to confirm details early on refits
New services after handover are a common way fire stopping gets breached. Building it into each contractor’s sign-off keeps the walls intact.
Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.
Your questions answered
Is Standon off your patch?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.
What does the BS 476 change mean for fire-rated sealant in Standon?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.
Who decides which product is used?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
What do you charge?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote and we will price it properly.
Will you come and look before quoting?
It depends on the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we will send them with the quote.
Different surfaces, different methods
Small ducts
Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork typically needs a different solution set by the designer, and we will say if that applies.
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.
Our process
Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. For a building around Standon, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
Preparing the site
- Explain the parking and delivery arrangements
- Agree which areas must stay open
- Tell staff and tenants when we will be in
