About our fire stopping in Smarden Bell

On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings alongside the manufacturer’s details. Tell us what records you need and we will confirm with the quote. If you are dealing with service penetrations left open after M&E works and fire-stopping items raised at inspection or handover, we can help, whatever the surface. Looking for mastic applicators who cover Smarden Bell? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Smaller places such as Smarden Bell still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Surface by surface

Risers and ceiling voids

Risers and ceiling voids hold most of a building’s service penetrations. Access is often tight, so we agree it with you in advance along with any permits your site needs.

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. The specified product and backing for that movement are what goes in.

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Issuing fire ratings or certificates for seals

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly before you book.

Surfaces we seal

  • Service gaps in risers
  • Linear gaps at wall heads
  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows

Where services cross fire walls in Smarden Bell

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Smarden Bell lies roughly 41 miles out from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls.

For a school such as Smarden Primary School, penetration sealing fits best at the end of the summer works. Halls and meeting rooms at places like Church of St Michael sometimes gain new services, and any compartment wall crossed needs the specified seal.

Smarden Bell is about 9 miles west of Ashford, in Kent. Across the TN27 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 931 places in Kent, large and small. Sites around London have their own page, about 41 miles away.

We cover the TN27 postcode districts. For a building on Bell Lane and Headcorn Road or nearby, we can quote for service penetrations. If your building is just outside Smarden Bell, we cover Swift's Green (1 mile north), Smarden (1 mile south-east), Biddenden Green (1 mile east), Monk's Hill (1 mile south) and Lashenden (2 miles south-west). Bigger towns within reach include Maidstone (10 miles north-west), Ashford (9 miles east), Sittingbourne (13 miles north), Faversham (14 miles north-east), Kings Hill (14 miles north-west) and Davington (14 miles north-east).

What we’re called out for in Smarden Bell

Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe.

Look out for the following:

  • Old intumescent sealant that has split away
  • Unsealed joints where partitions meet the slab
  • Openings left by services added after handover
  • Fire seals cut back for extra cables and never reinstated

For a hospital such as Benenden Hospital, which lies south-west of Smarden Bell, penetration sealing is typically phased ward by ward, with infection-control rules agreed first.

What to look for in a quote

  • What the guarantee covers, and for how long
  • How they’ll work around occupants
  • Will RAMS and insurance details be available?
  • How the joint faces will be prepared and primed

Questions to ask before you appoint anyone

Quoting for work in Smarden Bell

To price the job, we consider:

  • Removal of failed or old sealant
  • How much there is to seal
  • The product specified
  • Any access equipment needed

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Before you send an enquiry

A good diagnosis starts with the right details. Let us know:

  • Rough lengths or quantities, or drawings if you have them
  • The site address and postcode
  • Clear photographs of the problem areas
  • How the joints are reached, and at what height

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. To get it moving, speak to us on 01277 525 020 or send details through our quote form.

Questions we’re asked in Smarden Bell

Is Smarden Bell off your patch?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

How does the move away from BS 476 affect penetration seals in Smarden Bell?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

How many days will you need on site?

The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.

Can you work while the building is occupied?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Our process

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Smaller jobs around Smarden Bell can be grouped with others nearby. You will have a fixed quote before work starts.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Let building users know which areas are affected
  • Have the specification and drawings to hand
  • Clear stock, furniture or equipment away from the joints
