Fire stopping for commercial buildings in Salford

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We hold no third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you are dealing with service penetrations left open after M&E works and fire sealant pulled out of the opening, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Salford, that means joint design, primers and backing rod as standard.

For a smaller site near Salford, we plan to do all the penetrations in one go, so send the specification and photos first. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application.

Salford: questions and answers

Is Salford too far out for you?

Not at all. Salford is within our area. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you work on a hospital site such as Milton Keynes University Hospital?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Will you quote for a small job?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

Do the same rules apply to fire stopping in Scotland?

Scotland sets its own building regulations, with Technical Handbooks. Either way, we install the specified sealant to its tested detail.

When is resealing likely to be due?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Quoting for work in Salford

Quotes vary with the job. Expect it to depend on:

  • Phasing around occupants
  • Backing rod, priming and other preparation
  • Induction, permit and paperwork requirements
  • How much existing material needs removing

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

What we need to price the job

However big the job, the same details help:

  • Whether an asbestos survey exists
  • The product your specification calls for
  • The type of building and who uses it
  • Drawings or a marked-up plan, if available

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, speak to us on 01277 525 020 or use the quote form.

From enquiry to sign-off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before we move to the next. Rural sites near Salford may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Tell us what induction or permit system the site runs
  • Share the asbestos register for older buildings
  • Move anything stored against the joints

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photographs and a description will do.

Site staff or a sealant specialist?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Keeping the joints sound

For the best life from the joints:

  • Include service cupboards in routine inspections
  • Report damaged or disturbed seals as soon as they’re spotted
  • File the specified details where the next contractor can find them
  • Ask which product is in place before decorating

Store the specified product details somewhere the next contractor can find them. Anyone resealing later needs to know which product and detail were used.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there instead of being left for someone else.

Surface by surface

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits.

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on, so we check each one.

What we can’t put right

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Fire doors, dampers or other fire safety equipment
  • Deciding what a wall or floor needs, which belongs to the designer
  • Gaps in walls that were never built as compartment walls

If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think.

Surfaces we seal

  • Linear gaps at wall heads
  • Pipe penetrations
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
