Fire stopping for commercial buildings in Ranfurly

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. A rating such as EI 60 only holds when the product is installed as it was tested. So our job is to reproduce that arrangement faithfully. Most enquiries involve improvised or mixed-product fire seals and fire-rated sealant that has cracked or shrunk back, on service gaps in risers, small duct penetrations where the tested detail allows and linear gaps at wall heads. Looking for mastic applicators who cover Ranfurly? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around smaller places such as Ranfurly, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

How a job runs

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself usually taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Tell us who will meet us and how to get in at your building near Ranfurly. That goes into the plan alongside the quote.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned first.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Tell us which areas need to stay in use
  • Point out parking and an unloading spot
  • For older buildings, check the asbestos register before work

Leave it or put it right?

Open penetrations multiply: each new service adds to the list. A schedule that is dealt with regularly stays manageable, rather than turning into a full building survey and reseal. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Ranfurly before they leak.

There’s no price list, since every building and every scope is different. Call for a quote.

Why clients in Ranfurly choose us

  • Old sealant cut out, never sealed over
  • One contact handling all your sites
  • Products installed to the manufacturer’s instructions
  • 12-month guarantee on workmanship

Take a look at how commercial sealant jobs are priced and our accreditations.

How the quote is worked out

To price the job, we consider:

  • Site requirements such as inductions and permits
  • Removal of failed or old sealant
  • Working within restricted access windows
  • Quantities, in metres or numbers

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

What we need to price the job

Diagnosis starts before we arrive. Let us know:

  • Your programme or deadline
  • The product your specification calls for
  • Clear photographs of the problem areas
  • What the building is and how it’s used

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or phone 01277 525 020 or email us to discuss it first.

Your questions answered

Is a smaller place like Ranfurly outside your area?

Not at all. Ranfurly is within our area. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.

Which Scottish guidance covers penetration seals in Ranfurly?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Keeping the joints sound

Problems stay small when the joints are checked regularly. Specifically:

  • Record which product was used where
  • Don’t let anyone top up a fire seal with the wrong product
  • Look above ceilings when tiles are lifted for other jobs
  • Report damaged or disturbed seals as soon as they’re spotted

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail, by someone who knows the system.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and the work runs in step with the M&E.

What we’re called out for in Ranfurly

On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is when untested combinations creep in, which then have to be put right.

Things that normally lead to an enquiry:

  • Damaged fire seals in risers and voids
  • Builders’ foam or ordinary silicone in compartment walls
  • Snag lists that include open service penetrations
  • Unsealed openings around new pipes and cables

In a building such as Ranfurly Church of Scotland, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Questions to ask before you book

  • Their pre-qualification and accreditations
  • Whether primer will be used where the manufacturer specifies it
  • Is the sealant right for the movement and the substrate?
  • Can the work be phased to keep areas open?

Compartment walls and floors in Ranfurly

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

On a hospital site such as Merchiston Hospital (2.5 miles east of Ranfurly), fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
