Fire stopping for Preston sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Surface by surface

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance.

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

Fire stopping in Preston

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. Site teams most often ask us about non-fire-rated filler around services and improvised or mixed-product fire seals, on service gaps in risers, cable penetrations and joints between fire-resisting walls and floors. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Preston, that means joint design, primers and backing rod as standard.

In smaller Scottish places like Preston, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Our workmanship is guaranteed for 12 months, in Preston as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Why it’s worth doing now in Preston

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach. Around smaller places like Preston, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Why choose Mastic Doctor in Preston

  • A Constructionline member, so easy to vet
  • CSCS-carded applicators

How a job runs

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Travel to smaller Scottish places like Preston is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Advice

Preston: questions and answers

Is Duns Industrial Estate, near Preston, within your area?

Yes. Estates, retail parks and business parks around Preston, Duns Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Can you take on a job at a hospital such as Knoll Community Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Will you write the fire-stopping specification?

No, we don’t design fire stopping. With the designer’s details in hand, we can price the sealant elements and point out anything needing another product.

Do you work in Scotland as well as England?

Our work covers Greater London, the South East and every Scottish council area. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance.

Do you hold third-party fire-stopping installer certification?

No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Check risers and ceiling voids after each round of works
  • Leave fire sealant to cure fully before covering it
  • Put resealing into every M&E and fit-out package
  • Report damaged or disturbed seals as soon as they’re spotted

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job compared with dozens found at once.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Construction that lacks the fire resistance the seal relies on
  • Fire risk assessments, a job for a competent assessor
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can call 01277 525 020 or email drawings and photos and we will tell you honestly.

What we seal

  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

What affects the price in Preston

There’s no standard rate for sealant work, because every site is different. What we look at:

  • How much there is to seal
  • Removal of failed or old sealant
  • Site requirements such as inductions and permits
  • The product specified

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Details that help us quote

We can often quote from photos and a few details. It helps to include:

  • When you need the work done
  • Where the site is, with the postcode
  • The product your specification calls for
  • How the joints are reached, and at what height

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Fire-rated sealing for Preston buildings

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

On estates like Duns Industrial Estate, 2.7 miles to the south of Preston, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. On a hospital site such as Knoll Community Hospital (2.5 miles south of Preston), fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. For a building such as Preston Church, new heating or data runs are the usual reason penetrations need sealing.
