How the quote is worked out
Each job is priced on its own details. The main factors are:
- Access and working height
- Backing rod, priming and other preparation
- How much there is to seal
- Working within restricted access windows
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What to include in your enquiry
A good diagnosis starts with the right details. Let us know:
- What the building is and how it’s used
- Any dates the work must fit around
- Specification clauses that apply
- The site address and postcode
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
Fire stopping in Gubblecote, done properly
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal, not a rule of thumb. We work on service gaps in risers, linear gaps at wall heads and pipe penetrations, and the usual reasons a site gets in touch are old intumescent sealant that has split away and snag lists that include open service penetrations. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Gubblecote, that means joint design, primers and backing rod as standard.
Rural conversions around Gubblecote can put new fire-resisting partitions inside older structures. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Common problems we fix in Gubblecote
Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in, which then have to be put right.
What tends to prompt an enquiry:
- Fire-stopping items raised at inspection or handover
- Builders’ foam or ordinary silicone in compartment walls
- Unsealed openings around new pipes and cables
- Damaged fire seals in risers and voids
Industrial units on estates such as Old Airfield Industrial Estate, 0.9 miles north-east of Gubblecote, often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.
What your quote should include
- What level of public liability insurance do they hold?
- Will failed sealant be removed rather than covered?
- Their approach to joint depth and backing
- Their plan for phasing and protecting the area
Fire-rated sealing for Gubblecote buildings
Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. At about 34 miles from central London, Gubblecote is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal.
In a building such as St Cross, any service penetration through a fire-resisting wall should be sealed to the specified detail. Large healthcare estates like Tindal Centre (to the west of Gubblecote) change their services often, so penetration seals are worth checking after M&E work.
Gubblecote is about 6 miles east of Aylesbury, in Hertfordshire. We send applicators to Gubblecote for service penetrations, handled exactly as we handle every other area. Across Hertfordshire, 371 places are covered, Gubblecote among them. We also cover Oxford, around 24 miles from Gubblecote.
We cover the HP23 postcode districts. For a building on Tring Road and Wingrave Road or nearby, send details and we’ll quote for service penetrations. Nearby places we also cover include Wilstone (1 mile south), Marsworth (1 mile south-east), Startop's End (1 mile south-east), Tringford (1 mile south-east) and Drayton Beauchamp (2 miles south) for service penetrations. Bigger towns within reach include Hemel Hempstead (11 miles south-east), Harpenden (14 miles east), Berkhamsted (7 miles south-east), Chorleywood (15 miles south-east), Grovehill (11 miles south-east) and Woodhall Farm (11 miles south-east).
Around Gubblecote
We work on buildings around Tring School and The Half Moon Public House and the streets around them. Gubblecote’s nearest station is Cheddington station, about 2.4 miles north-east. Other landmarks nearby include Tindal Centre (5 miles west) and Pitstone Green Museum (2 miles east). Green spaces nearby include College Lake nature reserve and Ivinghoe Beacon.
What happens if it’s left?
The longer openings stay, the more there tend to be: every new cable or pipe adds another. Keeping on top of it after each round of works keeps the job small. Around Gubblecote, it’s better to renew all the failing joints at once, rather than one at a time. Photos of every joint help us quote for the whole job.
The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

From enquiry to sign-off
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Rural sites near Gubblecote may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- Each opening is checked for wall or floor type, service, gap and depth.
- Foam, ordinary sealant and debris come out first.
- Backing and fire-rated sealant are installed to the detail and tooled.
- Anything outside the detail is reported to you rather than sealed.
What we need from you
- Tell us your opening times and when work is allowed
- Flag any permit to work we’ll need
- Warn occupants and staff about the work

Maintenance after handover
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Get seals inspected before ceilings and boxing close
- File the specified details where the next contractor can find them
- Ask which product is in place before decorating
- Make fire stopping part of every scope that crosses a fire-resisting wall
Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original unless the designer specifies otherwise.
Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
Gubblecote: questions and answers
Can you work at a site such as Old Airfield Industrial Estate, by Gubblecote?
Yes. Our area takes in Gubblecote and its surroundings, with estates and business parks such as Old Airfield Industrial Estate included. Send details of the unit and the work through our quote form for a quick quote.
Do you take on work at healthcare sites like Tindal Centre?
Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.
Can one quote cover more than one building?
Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.
Do you have public liability insurance?
Yes. Our insurance certificate can be sent alongside the quote.
How long does a job like this take?
The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.
Is sealant suitable for all service openings?
No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.
How long do sealant joints last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Site staff or a sealant specialist?
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
