Fire stopping in East Donyland, done properly

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. We close the openings listed on your schedule, using the specified sealant and detail. We work on small duct penetrations where the tested detail allows, joints between fire-resisting walls and floors and linear gaps at wall heads, and what we are called in for most is old intumescent sealant that has split away and seals disturbed by maintenance and left open. Looking for mastic applicators who cover East Donyland? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

A job near East Donyland is typically planned around one visit, with the specification and photos sent in advance. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages
  • Any access equipment needed
  • How much there is to seal

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

What we need to price the job

Diagnosis starts before we arrive. Let us know:

  • Photos of the joints, close up and from further back
  • What the building is and how it’s used
  • The postcode of the building
  • Anything awkward about access or site hours

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, phone 01277 525 020 or email drawings and photos.

Honest limits

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Plastic pipes whose detail calls for a collar or wrap
  • Fire risk assessments, a job for a competent assessor
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

What we seal

  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors

From enquiry to sign-off

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For work around East Donyland, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Tell us what induction or permit system the site runs
  • Send your site hours and access windows
  • Clear stock, furniture or equipment away from the joints

Ask for a quote

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Advice

Aftercare for building managers

After handover, these steps help:

  • Record which product was used where
  • Flag new cables with no seal around them
  • Check with the data sheet before painting over fire sealant
  • Ask the designer to confirm details early on refits

Store the specified product details somewhere the next contractor can find them. Anyone resealing later needs to know which product and detail were used.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts.

When to bring in a specialist

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Questions about East Donyland

Is hospital work, at somewhere like Essex County Hospital, something you do?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can work at a site such as University of Essex fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

What do BS EN 1366-3 and BS EN 13501-2 mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. The rating applies to the product as tested.

Can you fire stop behind the services contractors?

Yes. Send the schedule or marked-up drawings and the specified product details and a fixed quote follows. Work can run area by area behind the M&E trades.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Fire stopping around East Donyland: what changes locally

For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail. East Donyland is about 51 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.

In a building such as Church of St Lawrence, any service penetration through a fire-resisting wall should be sealed to the specified detail. In a retail centre such as Hunwicke Shopping Centre, 2.5 miles north of East Donyland, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail. Residences at universities like University of Essex, 1.8 miles to the north of East Donyland, have compartment walls that must be resealed whenever services change.
