Why it’s worth doing now in Crosspost
Fire stopping is a regular point raised at inspections and handover. Finding unsealed or improvised openings late can hold up a programme. Around Crosspost, it’s better to renew all the failing joints at once, rather than one at a time. Photos of every joint help us quote for the whole job.
Pricing service penetrations depends on quantities, condition and access. Ask us for a fixed quote.

Fire stopping for commercial buildings in Crosspost
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you have unsealed openings around new pipes and cables and fire seals cut back for extra cables and never reinstated, we can put it right, on small duct penetrations where the tested detail allows, joints between fire-resisting walls and floors and linear gaps at wall heads alike. A single leaking joint is often how a building in Crosspost first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Barn and farm-building conversions near places like Crosspost often combine new partitions with old walls. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

From enquiry to sign-off
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access. If others near Crosspost need work, visits can be combined. A fixed quote is given before anything starts.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- Share the asbestos register for older buildings
- Tell us what induction or permit system the site runs
- Let building users know which areas are affected

Advice
Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
What sealant work can’t fix
Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:
- Large openings beyond what any sealant detail covers
- Signing off or certifying a building’s fire stopping
- Gaps in walls that were never built as compartment walls
Not sure which it is? You can speak to us on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.
Joints and surfaces we work on
- Service gaps in risers
- Pipe penetrations
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Cable penetrations
- Joints between fire-resisting walls and floors
Where services cross fire walls in Crosspost
Several hotels sit less than 2 miles from Crosspost. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. At about 36 miles from central London, Crosspost is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls.
Wherever services are added at a hospital such as The Dene Hospital (2.5 miles south-east of Crosspost) the compartment line has to be made good with the specified product. On estates like Crosspot Industrial Estate (less than half a mile south of Crosspost), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. Halls and meeting rooms at places like St Mary Magdalene's Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Questions about Crosspost
How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Crosspost?
References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
Is Crosspot Industrial Estate, near Crosspost, within your area?
Yes. We cover Crosspost and the area around it, including industrial estates, business parks and retail parks such as Crosspot Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
How much does the work cost?
There isn’t a price list, because every site is different. With photos or drawings, we can give you a fixed quote.
Do you take on small jobs?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
Do you take on multi-site work?
Yes. Several buildings can share a single quote, with one point of contact.
After the work
Once the work is signed off, a little attention goes a long way:
- Don’t let anyone top up a fire seal with the wrong product
- Check risers and ceiling voids after each round of works
- Brief every trade that openings they make must be sealed
- Agree the fire-stopping specification before services go in
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way, or a new specification from the designer.
Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate.

Each job is priced on its own details. The things that drive the figure:
- Working within restricted access windows
- The product specified
- Whether old sealant has to be cut out first
- How much there is to seal
The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a fixed quote when you’re ready.
What we need to price the job
To price the job accurately, we need to understand the site. Useful things to include:
- Access details, including height
- Whether an asbestos survey exists
