Fire stopping in Carnwath

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Keeping the joints sound

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Agree the fire-stopping specification before services go in
  • Keep product data and details in the fire safety file
  • Put resealing into every M&E and fit-out package
  • Leave fire sealant to cure fully before covering it

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail, by someone who knows the system.

Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.

Fire stopping for commercial buildings in Carnwath

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. We close the openings listed on your schedule, using the specified sealant and detail. We work on cable penetrations, pipe penetrations and linear gaps at wall heads, and the usual reasons a site gets in touch are improvised or mixed-product fire seals and unsealed penetrations discovered above suspended ceilings. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Carnwath is the same: the right product in a properly prepared joint.

Hotels and care homes around smaller places like Carnwath often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

From enquiry to sign-off

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Travel to smaller Scottish places like Carnwath is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.

Before we start on site

  • Let us know about inductions and permits
  • Point out any areas we must not close
  • Send asbestos survey details if the building is pre-2000

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Advice

Quoting for work in Carnwath

We price every job individually. The things that drive the figure:

  • Whether old sealant has to be cut out first
  • The total length or number of joints
  • Location, for remote and island sites
  • Access and working height

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Rough lengths or quantities, or drawings if you have them
  • The site address and postcode
  • Whether an asbestos survey exists
  • Access details, including height

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. To get it moving, call 01277 525 020 or email the details over.

Do you need fire stopping in Carnwath?

Some service penetrations were never sealed at all. Inspections, refurbishments and ceiling access typically bring them to light.

If one of these sounds familiar, it’s time for a closer look:

  • Expanding foam used as fire stopping
  • Unsealed penetrations discovered above suspended ceilings
  • Fire stopping installed outside its tested range
  • Snag lists that include open service penetrations

Older community buildings such as Parish Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

What your quote should include

  • Proof of insurance
  • Whether primer will be used where the manufacturer specifies it
  • Will failed sealant be removed rather than covered?
  • Is the sealant right for the movement and the substrate?

Our contractor checklist

Owners, agents and contractors

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Carnwath can sit alongside others in a wider programme.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Carnwath: questions and answers

Can you work on a hospital site such as The State Hospital?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Carnwath off your patch?

No. Places such as Carnwath are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.

Is the work guaranteed?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Do you have third-party installer accreditation for fire stopping?

No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. If your contract requires third-party installer certification, we are not the right fit for that package.

What does an EI 60 rating mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. The rating applies to the product as tested.

Is BS 476 being phased out?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes. The European route, BS EN 13501-2, then applies. Product selection stays with your designer.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

How the job changes by surface

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. Each gap is measured where it is widest so we know it sits within the tested range, and any that don’t are flagged.

Cables and cable bundles

New data and power cables are the most common breach we see. We reseal around them to the specified detail, and any bundle too large for sealant alone is flagged.

Fire-rated sealing for Carnwath buildings

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

For a hospital such as The State Hospital, 1.3 miles to the west of Carnwath, penetration sealing is typically phased ward by ward, with infection-control rules agreed first.
