Fire stopping in Bygrave

It helps to set out our role at the start. Deciding the specification sits with the designer, the fire engineer and building control. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance on sites in Bygrave. If you’re dealing with fire sealant pulled out of the opening and builders’ foam or ordinary silicone in compartment walls, we can put it right, whatever the surface. Most enquiries from Bygrave start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

A job near Bygrave is usually planned around one visit, so send the specification and photographs first. Design and sign-off belong to the designer or building control; we install what’s specified.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

What we’re called out for in Bygrave

Damage plays a part too. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe, and the repair is often skipped.

What tends to prompt an enquiry:

  • Fire-rated sealant that has cracked or shrunk back
  • Seals that don’t match their tested detail
  • Fire seals cut back for extra cables and never reinstated
  • Hidden openings found during inspections

Shop fits on retail sites such as Letchworth Gateway Retail Park (2.6 miles south-west of Bygrave) can bring new services through fire-resisting walls between units, to be sealed with the specified product.

Before you book anyone

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How the joint faces will be prepared and primed
  • Are they CHAS accredited or on Constructionline?
  • How they handle RAMS and site documents

Our contractor checklist

Fire-rated sealing for Bygrave buildings

In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. The area within 2 miles of Bygrave holds a number of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

For a building such as Church of St Margaret of Antioch, new heating or data runs are the usual reason penetrations need sealing. Large healthcare estates like Fairfield Hospital (to the west of Bygrave) change their services often, so penetration seals are worth checking after M&E work.

Bygrave is about 3 miles north-east of Letchworth, in Hertfordshire. Anywhere in SG7, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 371 places in Hertfordshire, large and small. We also cover London, some 35 miles away.

Work on service penetrations is covered throughout SG7, whatever the building. Streets here include Wedon Way and Ashwell Road. Sites close to Bygrave are covered too, including Newnham (2 miles north-west), Caldecote (2 miles north-west), Ashwell (3 miles north), Ashwell End (3 miles north) and Bury End (3 miles north). A short drive away, we cover Stevenage (7 miles south), Welwyn Garden City (14 miles south), Harpenden (15 miles south-west), Hitchin (6 miles south-west), Hertford (15 miles south) and Letchworth (3 miles south-west).

General trades versus a specialist

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.

When it isn’t the sealant

Some faults sit outside our scope, and we say so rather than covering them up:

  • Issuing fire ratings or certificates for seals
  • Deciding what a wall or floor needs, which belongs to the designer
  • Construction that lacks the fire resistance the seal relies on

If in doubt, call the office on 01277 525 020 or send photos by email and we will say what we think before you book.

Joints and surfaces we work on

  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers

How a job runs

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Rural sites near Bygrave may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. We read the specification, drawings or penetration schedule you send.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

What we need from you

  • Send any specification or drawings in advance
  • For older buildings, check the asbestos register before work
  • Tell us what induction or permit system the site runs

Getting a fixed quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

What sets the cost

What shapes the price:

  • Access and working height
  • Joint width, depth and condition
  • Specialist products, such as fire-rated or hygienic sealants
  • Working within restricted access windows

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Sending details for a quote

We can often quote from photographs and a few details. It helps to include:

  • Photos of the joints, close up and from further back
  • The type of building and who uses it
  • Whether an asbestos survey exists
  • Rough lengths or quantities, or drawings if you have them

Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings that you can work with. If you have questions first, call the office on 01277 525 020 or send photos by email.

Bygrave: questions and answers

Do you seal service penetrations in hotels around Bygrave?

Yes, where the specification calls for fire-rated sealant. Each seal follows the tested detail, and rooms are done in turn.

Can you take on a job at a hospital such as Fairfield Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

What do you charge?

Every job gets its own fixed quote. For yours, give us a call on 01277 525 020 or send details through our quote form with a description of the work.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Is your workmanship covered by a guarantee?

Yes. Workmanship is guaranteed for 12 months.
