Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
When it isn’t the sealant
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Plastic pipes whose detail calls for a collar or wrap
- Walls or floors that aren’t fire-resisting to begin with
- Fire risk assessments, a job for a competent assessor
If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think before you book.
Where we work in Anna Valley
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Cable penetrations
- Pipe penetrations
- Service gaps in risers
- Linear gaps at wall heads
Fire stopping for commercial buildings in Anna Valley
Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. If you’re dealing with penetration schedules that need working through and fire seals cut back for extra cables and never reinstated, we can help, whatever the surface. One point of contact handles commercial sealant work in Anna Valley from the first photos to the final walk-round, whether it’s one building or several.
For a smaller site near Anna Valley, we plan to do all the penetrations in one go, with the specification and photos sent in advance. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.
Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

How a job runs
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts. For a building around Anna Valley, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.
- The specification and schedule come first, so we know which details apply.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
Preparing the site
- Arrange parking or a loading space
- For older buildings, check the asbestos register before work
- Tell us what induction or permit system the site runs

Owners, agents and contractors
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
Different surfaces, different methods
Drylining partitions
Plasterboard partitions are tested as a specific construction. We check that the product’s detail covers that partition type and board thickness first.
Plastic pipes
Plastic waste pipes through slabs come up often. Whether sealant alone is acceptable depends entirely on the tested detail, and we’ll never swap a specified collar for sealant.
General trades versus a specialist
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
Questions about Anna Valley
Will you take on work at estates like Glenmore Business Park, close to Anna Valley?
Yes. Estates, retail parks and business parks around Anna Valley, Glenmore Business Park among them, are all within reach. Photos and a short description are enough for a first look.
Do you take on work at healthcare sites like Andover War Memorial Hospital?
Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.
Will you quote for a small job?
Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
How long does a job like this take?
That varies with the scale of the job, though a typical visit typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we’ll set out a timescale with the quote.
What will the job cost?
Each job is quoted on its own details. For yours, ring 01277 525 020 or email us with a description of the work.
Are you members of a third-party fire-stopping installer scheme?
No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.
Is the BS 476 change in 2029 relevant to fire stopping?
It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence. In Scotland, the Technical Handbook sets its own guidance, with clause 2.1.14 covering service penetrations.
Common problems we fix in Anna Valley
Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position and has to be removed.
It’s worth sending us details if you spot any of the following:
- Fire sealant pulled out of the opening
- Snag lists that include open service penetrations
- Improvised or mixed-product fire seals
- Seals disturbed by maintenance and left open
For a unit at a centre such as Northern Avenue Retail Park, 2 miles north-east of Anna Valley, penetration seals are worth checking after each shop fit.
Before you book anyone

Compartment walls and floors in Anna Valley
Anna Valley lies roughly 65 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls. For England, the fire stopping of penetrations is dealt with in Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail.
Hotels such as Station Hotel, 1.4 miles north-east of Anna Valley, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. On a site such as Glenmore Business Park, which lies north of Anna Valley, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.
