Facade sealing in Whitegrove, done properly
We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure on offices, blocks and industrial units. Coping and flashing joints are included where sealant is the specified fix. Most enquiries involve sealant pulling away from frames or panels and weathered joints at frame-to-structure perimeters, across stone and brick facade joints, perimeter joints where frames meet the structure and coping and flashing joints. Whether you call it commercial sealant work, mastic application or joint sealing, in Whitegrove it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
On a small site around Whitegrove, the mastic is best done in the fewest visits we can manage. Let us know the key stages and we will time the work so nothing waits on us.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

FAQs: Whitegrove
Can you work on a hospital site such as Heatherwood Hospital?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Could you schedule work at a campus like Imperial College Silwood Park Campus for the vacation?
Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.
Can you quote from photographs?
It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs normally get a visit.
Do you seal facades in winter?
We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Frost and condensation on glass and steel are common on winter mornings, and we build that into the programme.
Can you handle several sites?
Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Mastic packages on Whitegrove sites
The area within 2 miles of Whitegrove holds several hotels. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included. Whitegrove is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so we time external mastic for dry faces and agree it with the site team.
Extensions at sites like Heatherwood Hospital (to the south-east of Whitegrove) typically sit beside working departments, and the mastic follows strict access rules. When a college such as Newbold College of Higher Education, 2.3 miles to the west of Whitegrove, builds or refurbishes, the mastic package usually has to fit around students and staff.

Do you need facade sealing in Whitegrove?
Not every failure is in the sealant: if the edge of the render, concrete or coating breaks away, the bead goes with it. When the joint edges need repair first, we say so.
Typical triggers for a call:
- Facade joints cracked through the middle
- Patch repairs that keep failing
- Draughts around frames and panels
- Staining on stone next to old sealant
On a campus such as Imperial College Silwood Park Campus, 3.8 miles to the east of Whitegrove, new teaching buildings and residences are typically built and refurbished around the academic year.

What else we do in Whitegrove
Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes anything from a single day to several weeks, depending on joint lengths, access and the weather. For a site in Whitegrove, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.
- We look at the joints, the drawings and the access before pricing.
- The old bead is cut away completely, not overlaid.
- Both faces are cleaned and, where the product needs it, primed.
- Closed-cell rod fixes the depth, and the sealant grips two sides only.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
Preparing the site
- Tell us which areas need to stay in use
- Flag any permit to work we will need
- Share your working hours and any access restrictions

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Maintenance after handover
Cleaning and maintenance staff play a part too. Pass these on to them:
- Insist on a full cut-out when joints are renewed
- Add perimeter sealant to planned maintenance checks
- Plan facade sealing alongside redecoration
- Avoid harsh cleaners on facade sealant
After heavy weather, check vulnerable elevations for signs of water inside. An early report normally means a small reseal rather than a bigger repair.
Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it.
Surface by surface
Precast concrete panels
Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.
Render and coated surfaces
Where the joint will be painted over, a paintable hybrid or PU sealant may suit. The choice depends on the specification and finish.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:
- Providing access systems for the work
- Joints whose design needs changing by the specifier
- Replacing glass or failed glazing units
If in doubt, call 01277 525 020 or email the details over and we will say what we think.
What we seal
- Coping and flashing joints
- Window and door perimeters
- Perimeter joints where frames meet the structure
- Shopfront frames
- Cladding panel joints
- Stone and brick facade joints
Leave it or put it right?
Patch repairs over old sealant tend to come back. A full cut-out and fresh bead is the repair that holds and avoids repeat call-outs. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.
Pricing facade joints depends on how many there are, their condition and the access. Call for a quote.
