Facade sealing across Waterside

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. Tell us who will meet us and how to get in at your building near Waterside. That goes into the plan alongside the quote.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

  • Agree which areas must stay open
  • Flag any permit to work we’ll need
  • Have the specification and drawings to hand

Getting a fixed quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Facade sealing in Waterside, done properly

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, and we will fit the work around it. If you’re dealing with discoloured or dirty facade joints and weathered facade joints that have lost their grip, we can put it right, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Waterside it comes down to the same thing: the right product in a properly prepared joint.

Construction around smaller Scottish places like Waterside is often one-off schemes: a school, a health centre, a hotel extension or a few houses. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Installing or repairing glazing systems
  • Damaged frames that need replacing
  • Joints whose design needs changing by the specifier

If in doubt, call the office on 01277 525 020 or email drawings and photos and we’ll say what we think before you book.

What we seal

  • Shopfront frames
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Cladding panel joints
  • Coping and flashing joints

When to bring in a specialist

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Your questions answered

Can you work on a hospital site such as Woodilee Hospital?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can you work at a site such as Woodilee Industrial Estate, by Waterside?

Yes. We cover Waterside and the area around it, including industrial estates, business parks and retail parks such as Woodilee Industrial Estate. A few photographs and the unit address let us price the work.

What will the job cost?

That depends on the job: quantities, access, the product and any phasing. Call for a fixed quote and we’ll price it properly.

What type of sealant goes on window perimeters?

It depends on the joint, the substrate and any specification. Specifications often refer to BS EN 15651-1 for facade sealants or BS EN 15651-2 for glazing, and we work to what is specified.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Are you fully insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What happens if it’s left?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Waterside, a repair visit takes planning, so it’s better to act early.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Quoting for work in Waterside

What shapes the price:

  • Whether the work must be split into stages
  • How much existing material needs removing
  • Travel to remote or island sites
  • How much there is to seal

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

A few photos plus some basic facts will normally do. It helps to include:

  • Whether the building will be occupied during the work
  • Whether an asbestos survey exists
  • A wide shot and a close-up of the area
  • Rough lengths or quantities, or drawings if you have them

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to call 01277 525 020 or email a schedule or drawings.

Different surfaces, different methods

Window and door perimeters

Frame materials vary, and so does the preparation. We clean and prime to the sealant maker’s guidance for each surface.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.
