Facade sealing across Tipner

How we handle facade sealing in Tipner

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. We work on perimeter joints where frames meet the structure, coping and flashing joints and shopfront frames, and the failures we are asked to look at most are previous reseals run over old sealant and hard, chalky sealant that no longer flexes. Whether you call it commercial sealant work, mastic application or joint sealing, in Tipner it comes down to the same thing: the right product in a properly prepared joint.

Building work in places the size of Tipner is normally small-scale: a handful of new houses, barn conversions, a school or hall extension. Small schemes still need window perimeters, facade joints and internal sealant done to the specification.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

New build and refits around Tipner

The sea is no more than about 1 mile from Tipner. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so joint design, primers and product choice deserve extra care. Tipner is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, which is why external dates are agreed with the site manager.

On a campus such as University of Portsmouth - North Zone, 1.5 miles south of Tipner, new teaching buildings and residences are normally built and refurbished around the academic year. Further education sites such as Portsmouth College, 2 miles east of Tipner, are extended and refurbished from time to time, with mastic often programmed into the summer break. Hotels like The Avenue Hotel, less than half a mile north-east of Tipner, rarely close for long, so refurbishment mastic is phased floor by floor.

Tipner is about 1 mile north-west of Portsmouth, in Portsmouth. We cover Tipner, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 19 places in Portsmouth, large and small.

Business premises anywhere in PO2 are within our area. Among the streets we cover are Knox Road, Croft Road and Whaley Road. Access to Tipner is via the M275 and A2047, so getting applicators and materials to site is simple. If your building is just outside Tipner, we cover North End (1 mile east), Rudmore (1 mile south-east), Portsmouth (1 mile south-east), Landport (1 mile south) and Hilsea (1 mile north-east).

What the job involves on each surface

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod.

Render and coated surfaces

Sealant can only hold as well as the render or paint beneath it. Loose coatings are cleaned back first.

For managing agents and facilities managers

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Tipner can form part of a wider programme.

Leave it or put it right?

The longer a failed joint is left, the more the substrate suffers: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

Pricing facade joints depends on quantities, condition and access. Call for a quote.

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Clear debris that holds water against joints
  • Check the asbestos register before old mastic is disturbed
  • Brief window cleaners about newly sealed joints
  • Investigate damp beside windows promptly

Include facade joints in your planned maintenance inspections. Signs to look for are cracking, edges lifting, chalking and stiffness.

Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it, and work stops until it’s tested if it’s suspected.

Site staff or a sealant specialist?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Tipner: questions and answers

Could you schedule work at a campus like University of Portsmouth - North Zone for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can being near the sea in Tipner affect the sealant we need?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed as part of pricing. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

Is your workmanship covered by a guarantee?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Which sealant do you use on facades?

The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them and we follow the specified product.

What do you charge?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. Work in places the size of Tipner is planned as a single visit where we can. Clear photos and measurements help us bring the right products.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

What we need from you

  • Point out any areas we must not close
  • Move anything stored against the joints
  • Flag any permit to work we’ll need
