Facade sealing near Stubbles

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Render or concrete edges that have broken away
  • Joints whose design needs changing by the specifier
  • Replacing glass or failed glazing units

If in doubt, speak to us on 01277 525 020 or email us and we will say what we think before you book.

Surfaces we seal

  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Stone and brick facade joints
  • Shopfront frames
  • Window and door perimeters

Facade sealing in Stubbles

Facade sealants sit in the sun, rain and frost every day, and they wear out over time. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When the time comes, we cut the old sealant out completely and start again. If you have new sealant peeling off old mastic and draughts around frames and panels, we can put it right, on coping and flashing joints, cladding panel joints and stone and brick facade joints alike. Looking for mastic applicators who cover Stubbles? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around smaller places like Stubbles, building work normally means conversions of farm buildings, a few new houses or an extension to a hall or school. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Questions about Stubbles

Can you keep pace with our programme in Stubbles?

Yes. The mastic is planned around your key stages. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is Stubbles too far out for you?

Not at all. Stubbles is within our area. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited and a Constructionline member.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Do you replace failed glazing units?

No. That work needs a glazing specialist. We reseal window perimeters, panel joints and frame-to-structure perimeters on commercial buildings.

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Is it okay to overlay old mastic?

No. New sealant won’t hold on old sealant, so the old bead is cut away. Nothing else gives a bond that lasts.

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Rural sites near Stubbles may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full and both faces cleaned back.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Getting the site ready

  • Share your working hours and any access restrictions
  • Clear stock, furniture or equipment away from the joints
  • Send any specification or drawings in advance

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.

When to bring in a specialist

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

How the job changes by surface

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. These joints take full exposure to weather.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end.

What happens if it’s left?

Each spell of rain drives water past a failed facade joint. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing now costs less than repairing interiors later. Around Stubbles, it’s better to renew all the failing joints at once, rather than one at a time. Send photos of each area and we’ll quote for the lot.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Why appoint us

  • Fully insured, including public liability cover
  • CHAS accredited
  • Failed material removed, not covered up
  • Constructionline member for supplier checks

Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack. Stubbles lies roughly 46 miles out from central London. For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.
