How we handle facade sealing in Stansted

Access is part of every facade job, and we plan it with you before quoting. Let us know what access exists or is planned, and any site rules we need to work around, so the price covers the real job. We work on stone and brick facade joints, perimeter joints where frames meet the structure and cladding panel joints, and the usual reasons a site gets in touch are perimeter sealant that has split or peeled away and weathered joints at frame-to-structure perimeters. Searching for sealant specialists in Stansted? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Construction in and around smaller places such as Stansted is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

What sealant work can’t fix

Honesty saves time and money. New sealant won’t cure:

  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Arranging specialist high-level access, which is planned with the client
  • Joints whose design needs changing by the specifier

If you’re not sure, just call the office on 01277 525 020 or email us and we’ll give you a straight answer before you book.

What we seal

  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints
  • Cladding panel joints
  • Coping and flashing joints

Maintenance after handover

Once the work is signed off, these steps help:

  • Combine resealing with other works that need access
  • Ask about asbestos in pre-2000 mastic
  • Keep sills, gutters and drainage paths clear
  • Never let anyone seal over old sealant

Anything drilled through a facade joint breaks the seal. Ask the installer to reseal it properly with a compatible product.

Tie resealing in with redecoration, cladding repairs or other access. Sharing the access keeps the cost down and limits disruption.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us. For work around Stansted, we aim to finish in one visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Before we start on site

  • Point out any areas we must not close
  • Flag any permit to work we will need
  • For older buildings, check the asbestos register before work

Advice

Quoting for work in Stansted

These are the things that shape the price:

  • Quantities, in metres or numbers
  • Location, for remote and island sites
  • Removal of failed or old sealant
  • Access and working height

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

To price the job accurately, we need to understand the site. Useful things to include:

  • Rough lengths or quantities, or drawings if you have them
  • Anything awkward about access or site hours
  • Asbestos survey details if the building is older
  • Your programme or deadline

Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings that you can work with. If you have questions first, call the office on 01277 525 020 or email drawings and photos.

Contractors’ notes for Stansted

Central London is about 20 miles from Stansted. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme. Rainfall across the South East, Stansted included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.

Projects at schools like Wrotham School work to term dates, so mastic is programmed tightly. Hotel extensions and refits, at places such as Hilltop Hotel, 0.9 miles south of Stansted, typically run between busy periods, so the sealing is squeezed into short windows. Older buildings in the area around Stansted, such as Lullingstone Castle, 4.7 miles to the west of Stansted, need care when sealed: the product has to suit soft or historic materials.

Stansted is about 6 miles north-east of Sevenoaks, in Kent. Across the TN15 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Stansted is one of 931 places we cover in Kent. Our London page has more on work in that area, about 20 miles away.

Work on facade joints is covered throughout TN15, for business premises of every kind. If your site is on Parsons Lane, Plaxdale Green Road and Hatham Green Lane or close by, send details and we will quote for facade joints. If your building is just outside Stansted, we cover Ash (2 miles north), West Kingsdown (2 miles north-west), West Yoke (2 miles north), Knatts Valley (2 miles west) and Fawkham Green (2 miles north). Further afield, our area takes in Maidstone (11 miles south-east), Dartford (8 miles north-west), Sevenoaks (6 miles south-west), Royal Tunbridge Wells (14 miles south), Gravesend (7 miles north-east) and Tonbridge (9 miles south).

Why it’s worth doing now in Stansted

Each spell of rain drives water past a failed facade joint. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing now costs less than repairing interiors later. Older rural buildings around Stansted move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

What you get with us

  • Sealing commercial buildings since 2005
  • Standard and matched colours in many product ranges
  • Matching to RAL references, product permitting

Your questions answered

Is Stansted too far out for you?

Not at all. Stansted is within our area. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Would you work within a site like Sevenoaks Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

How long does a job like this take?

The duration is planned around your programme and the access we’re given. We’ll give you an estimate of time on site when we quote.

Can you work on upper floors?

We agree access with the client at the start. Let us know what access is in place or planned.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

What type of sealant goes on window perimeters?

The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them and we follow the specified product.
