Facade sealing for commercial buildings in Smailholm
Managing agents and owners in Smailholm ask us to, we reseal perimeters across whole elevations or a handful of problem windows. Either way, the method is the same: cut out, clean, back, prime where needed and seal. Each job carries our 12-month guarantee. We work on perimeter joints where frames meet the structure, shopfront frames and stone and brick facade joints, and the failures we are asked to look at most are cladding panel joints that have opened up and weathered facade joints that have lost their grip. Searching for sealant specialists in Smailholm? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Smailholm that means watching the forecast. We build some give into the plan and agree it with the site manager.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

What we can’t put right
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Work on the window or framing system itself
- Specialist high-level access methods
- Water getting in through cracked render or porous masonry
If in doubt, speak to us on 01277 525 020 or email drawings and photos and we will say what we think before you book.

On site: what to expect
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes anything from a single day to several weeks, depending on joint lengths, access and the weather, and we clear our waste as we work. Jobs near Smailholm are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.
- Access, site rules and timing are settled with the client up front.
- We only seal when joints are dry and within the product’s temperature range.
- Each joint is cut out and the edges inspected.
- Faces are cleaned, primed where needed and backed.
- Facade-grade sealant goes in and is tooled to a tidy concave profile.
- We hand over with our 12-month workmanship guarantee.
Before we start on site
- Agree which areas must stay open
- For older buildings, check the asbestos register before work
- Send any specification or drawings in advance
Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
Advice
Aftercare for building managers
To get the most from the new sealant:
- Report water ingress at frames as soon as it shows
- Insist on a full cut-out when joints are renewed
- Ask about asbestos in pre-2000 mastic
- Note when each elevation was last resealed
Let the new sealant cure before washing the facade or windows near it. Pressure washers and harsh cleaners can damage a fresh bead.
In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.
Facades, frames and programmes in Smailholm
In Smailholm, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. We seal to the specification that sits behind the warrant. Smailholm is on Scotland’s drier eastern side. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. We programme around it with the site team.
On a healthcare site such as Kelso Hospital, 4.9 miles east of Smailholm, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Should maintenance staff do it?
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
What we are called out for in Smailholm
Cohesive failure, a split through the middle of the bead, points to an over-stretched joint. Too thin a bead, too narrow a joint or a product with the wrong movement class are common reasons.
If one of these sounds familiar, it’s time for a closer look:
- Previous reseals run over old sealant
- Failed sealant on precast panel joints
- Weathered joints at frame-to-structure perimeters
- Cold air coming in at window perimeters
For contractors building in or near Smailholm, we seal to the drawings, the specification and the programme.
Before you book anyone

- How joint depth will be controlled
- Whether primer will be used where the manufacturer specifies it

Questions about Smailholm
Is hospital work, at somewhere like Kelso Hospital, something you do?
Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.
Is Smailholm too far out for you?
No. Places such as Smailholm are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.
Should we check old sealant for asbestos?
In older non-domestic buildings, old sealant can contain asbestos. The dutyholder’s asbestos register should be checked first. We don’t remove asbestos-containing materials.
What’s the quickest route to a quote?
There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.
Can you just add new sealant on top?
No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely and the joint cleaned back to sound material. Nothing else gives a bond that lasts.
Do you replace failed glazing units?
No. That work needs a glazing specialist. We reseal window perimeters, panel joints and frame-to-structure perimeters across the facade.
Is your workmanship covered by a guarantee?
Yes. Workmanship is guaranteed for 12 months.
What happens if it’s left?
Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, so the real damage is often some distance away. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Smailholm before they leak.
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
