Facade sealing for Radclive sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Contractors’ notes for Radclive

Radclive lies roughly 52 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and each scheme needs its mastic sealed to programme. Radclive sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager.

Building work at universities like University of Buckingham (1.6 miles east of Radclive) is often timed for the summer, mastic included. When a school such as Royal Latin School is extended or refurbished, the mastic package is often squeezed into the holidays.

Radclive is about 1 mile west of Buckingham, in Buckinghamshire. Looking for facade sealing in Radclive? We can help, as we do across Buckinghamshire. Radclive is one of 308 places we cover in Buckinghamshire. For work in that direction, see our Oxford page (20 miles or so).

Commercial sites across MK18 are covered for facade joints. If your building is just outside Radclive, we cover Chackmore (1 mile north-east), Water Stratford (2 miles west), Shalstone (3 miles north-west) and Dadford (3 miles north). Facade sealing in Radclive

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, and we will fit the work around it. We work on cladding panel joints, coping and flashing joints and stone and brick facade joints, and the usual reasons a site gets in touch are hard, chalky sealant that no longer flexes and perimeter joints where frames meet the structure. A specialist sealant contractor works differently from a general builder: on jobs in Radclive, preparation and product choice get the time they need.

Conversions of older rural buildings near smaller places such as Radclive bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Radclive: questions and answers

Can you work at a site such as Tingewick Road Industrial Estate, by Radclive?

Yes. We cover Radclive and the area around it, including industrial estates, business parks and retail parks such as Tingewick Road Industrial Estate. To start, just phone 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Can you work around term dates at a campus such as University of Buckingham?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Will rain stop the work?

Wet joints or temperatures outside the product’s range mean waiting. We plan for weather and keep you updated as the work goes on.

Can the sealant be colour-matched?

It depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

Do you replace failed glazing units?

No. That work needs a glazing specialist. We reseal window perimeters, panel joints and frame-to-structure perimeters on commercial buildings.

Commercial clients in Radclive

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

When something else is needed

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Movement beyond what any sealant can handle
  • Installing or repairing glazing systems

If in doubt, call the office on 01277 525 020 or send photos by email and we’ll say what we think.

Joints and surfaces we work on

  • Shopfront frames
  • Coping and flashing joints
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Cladding panel joints

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

From enquiry to sign-off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts. For a building around Radclive, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Getting the site ready

  • Tell us which areas need to stay in use
  • Send any specification or drawings in advance
  • Arrange parking or a loading space

Getting a fixed quote

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, call 01277 525 020 or send details through our quote form.

Advice

After the work

Once the work is signed off, a little attention goes a long way:

  • Check the asbestos register before old mastic is disturbed
  • Walk the elevations once or twice a year
  • Investigate damp beside windows promptly
  • Never let anyone seal over old sealant

After heavy weather, check vulnerable elevations for signs of water inside. An early report normally means a small reseal rather than a bigger repair.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it.

When to call us in Radclive

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, then it splits or peels.

It’s worth sending us details if you spot any of the following:

  • Cold air coming in at window perimeters
  • Failed sealant on precast panel joints
  • Damp patches beside frames after rain
  • Hard, chalky sealant that no longer flexes

Hospital estates such as Buckingham Community Hospital (1.3 miles east of Radclive) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

What your quote should include

  • Which product they’ll use, and why it suits the joint
  • Whether old or failed sealant will be cut out, not overlaid
  • What site paperwork they can supply
  • Whether their applicators hold CSCS cards
