Facade sealing in Perry

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Surface by surface

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. Our work is that perimeter joint, not the framing or glazing itself.

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. We clean back to sound material and flag edges that need repair.

Facade sealing for commercial buildings in Perry

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause. We will tell you if we think the leak is coming from somewhere sealant won’t fix. If you are dealing with perimeter joints where frames meet the structure and perimeter sealant that has split or peeled away, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Perry is the same: the right product in a properly prepared joint.

Conversions of older rural buildings near smaller places such as Perry bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Diagnose, treat, sign off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes anything from a single day to several weeks, depending on joint lengths, access and the weather, and we clear our waste as we work. Jobs in and around smaller places like Perry are typically planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. We hand over with our 12-month workmanship guarantee.

Getting the site ready

  • Point out any areas we must not close
  • Let us know about inductions and permits
  • Send asbestos survey details if the building is pre-2000

Keeping the joints sound

Regular inspection catches problems early. In particular:

  • Share access with other external trades
  • Ask about asbestos in pre-2000 mastic
  • Report water ingress at frames as soon as it shows
  • Insist on a full cut-out when joints are renewed

Let the new sealant cure before washing the facade or windows near it. Pressure washers and harsh cleaners can damage a fresh bead, so brief your window cleaners.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it.

Cost factors for facade joints

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Quantities, in metres or numbers
  • Backing rod, priming and other preparation
  • Phasing around occupants
  • Which sealant the job calls for

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Sending details for a quote

A few photos plus some basic facts will normally do. Please tell us:

  • How the joints are reached, and at what height
  • What the building is and how it’s used
  • Specification clauses that apply
  • Drawings or a marked-up plan, if available

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Why it’s worth doing now in Perry

Open facade joints also let air and dirt through: occupants notice draughts and cold spots around windows. Resealing deals with the draught as well as the leak. Halls, stores and units around places like Perry may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

Questions we’re asked in Perry

Is a hospital such as St Martins Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Perry off your patch?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is old mastic on our building likely to contain asbestos?

It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder, and we will ask to see it. Suspect material is left alone until it has been tested.

When is resealing likely to be due?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

How do you choose the sealant?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you replace failed glazing units?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

Facade sealing around Perry: points for this area

Perry sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager. Perry is about 59 miles from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme.

For a contractor working at a hospital such as St Martins Hospital, 5.6 miles to the west of Perry, perimeter and facade sealing is planned around patients and deliveries. When a school such as Preston Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. Older buildings in the area around Perry, such as Goodnestone Park (3.1 miles south of Perry), need care when sealed: the product has to suit soft or historic materials.

Perry is about 7 miles east of Canterbury, in Kent. Across the CT3 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 931 places in Kent. Our London page has more on work in that area, about 59 miles away.
