Facade sealing for Paddock sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Our process

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. If others near Paddock need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Getting the site ready

  • Point out any areas we must not close
  • Clear stock, furniture or equipment away from the joints

Facade sealing for commercial buildings in Paddock

Every facade quote starts with how the joints will be reached. Let us know what access exists or is planned, and any site rules we need to work around, so the price covers the real job. If you are dealing with discoloured or dirty facade joints and perimeter joints where frames meet the structure, we can put it right, on window and door perimeters, coping and flashing joints and shopfront frames alike. Most enquiries from Paddock start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around smaller places like Paddock, building work typically means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Different surfaces, different methods

Precast concrete panels

Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported before sealing.

Window and door perimeters

Frame-to-wall joints at windows and doors are the facade joints we reseal most. A low-modulus, neutral-cure product suits most frame-to-wall joints.

FAQs: Paddock

Is Paddock off your patch?

No. Places such as Paddock are covered as much as the big towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Will you fit the mastic around our build programme in Paddock?

Yes. Send the programme and drawings, and we will plan the mastic to suit the stages. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Do you use silicone for external joints?

It depends on the joint, the substrate and any specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them, and we work to what is specified.

Can you work on upper floors?

We agree access with the client at the start. Let us know what access is in place or planned, and we’ll price the work around it.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Looking after the joints

To get the most from the new sealant:

  • Note when each elevation was last resealed
  • Investigate damp beside windows promptly
  • Avoid harsh cleaners on facade sealant
  • Plan facade sealing alongside redecoration

Let the new sealant cure before washing the facade or windows near it. Pressure washers and harsh cleaners can damage a fresh bead.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

When it isn’t the sealant

Honesty saves time and money. New sealant won’t cure:

  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Render or concrete edges that have broken away
  • Joints whose design needs changing by the specifier

If you are not sure, just ring 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

Sites and facades in and around Paddock

Paddock is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack. Paddock lies roughly 45 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme.

Older buildings in the area around Paddock, such as Belmont House and Gardens, 3.8 miles north of Paddock, need care when sealed: the product has to suit soft or historic materials. Extensions at sites like William Harvey Hospital, 5.8 miles south-east of Paddock, typically sit beside working departments, and the mastic follows strict access rules. For contractors at a school such as Challock Primary School, sealing has to be finished before term starts.

Paddock is about 5 miles north of Ashford, in Kent. If you are looking for facade sealing in Paddock, we can help, as we do across Kent. 931 places across Kent fall within our area, including Paddock. There’s a separate page for London, about 45 miles away.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Commercial clients in Paddock

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Paddock can sit alongside others in a wider programme across Kent.
