Facade sealing in New Street

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Leaks travel along the structure. Around New Street, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Why choose Mastic Doctor in New Street

  • Old sealant cut out, never sealed over
  • Coloured sealants to suit the setting, where available
  • Sealing commercial buildings since 2005
  • Colour options checked against the specified product

About our facade sealing in New Street

We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure for clients around New Street. Coping and flashing joints are included where sealant is the specified fix. If you have perimeter sealant that has split or peeled away and unsightly perimeter sealant on a visible elevation, we can put it right, on coping and flashing joints, shopfront frames and window and door perimeters alike. Most enquiries from New Street start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Sites around smaller places like New Street can be a fair drive from suppliers, so we come with everything the package needs. Drawings, photographs and the programme let us give a fixed quote.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:

  • Movement beyond what any sealant can handle
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Specialist high-level access methods

If you are not sure, just ring 01277 525 020 or email us and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Shopfront frames
  • Stone and brick facade joints
  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Coping and flashing joints
  • Window and door perimeters

On site: what to expect

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you. If others near New Street need work, visits can be combined. A fixed quote is given before anything starts.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full and both faces cleaned back.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

What we need from you

  • For older buildings, check the asbestos register before work
  • Confirm the product named in the specification
  • Tell us what induction or permit system the site runs

Sites and facades in and around New Street

New Street is about 21 miles from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, which is why external dates are agreed with the site manager.

For contractors refurbishing units at places like Bowes Industrial Centre, 0.9 miles north-east of New Street, the mastic covers cladding panels, roller-door and window perimeters. School extensions, at buildings such as Culverstone Green Primary School, normally run to the summer holidays, mastic included. Older buildings in the area around New Street, such as Cobham College, which lies north-east of New Street, need care when sealed: the product has to suit soft or historic materials.

New Street is about 6 miles south of Northfleet, in Kent. New Street sits inside our coverage and the rest of Kent, with the same fixed quotes and 12-month guarantee as everywhere else. 931 places across Kent fall within our area, New Street among them. For work in that direction, see our London page, about 21 miles away.

Postcode districts covered here: TN15 for facade joints. Nearby places we also cover include Ridley (1 mile west), South Street (1 mile east), Hodsoll Street (1 mile south-west), Culverstone Green (1 mile south-east) and Priestwood Green (1 mile east) for facade joints. Further afield, our area takes in Maidstone (10 miles south-east), Dartford (8 miles north-west), Sevenoaks (8 miles south-west), Royal Tunbridge Wells (15 miles south), Gravesend (6 miles north) and Tonbridge (11 miles south).

After the work

Regular inspection catches problems early. Specifically:

  • Report water ingress at frames as soon as it shows
  • Keep pressure washers away from fresh sealant
  • Confirm the survey covers external sealants in older buildings
  • Add perimeter sealant to planned maintenance checks

Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant.

Don’t wait for a full elevation to fail. Small repairs stop small leaks becoming large ones.

Cost factors for facade joints

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Whether the work must be split into stages
  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • How much there is to seal

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Before you send an enquiry

Diagnosis starts before we arrive. Let us know:

  • Whether an asbestos survey exists
  • Anything awkward about access or site hours
  • Rough lengths or quantities, or drawings if you have them
  • A wide shot and a close-up of the area

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we’ll fill any gaps with a visit.

Questions about New Street

Is Bowes Industrial Centre, near New Street, within your area?

Yes. We cover New Street and the area around it, including industrial estates, business parks and retail parks such as Bowes Industrial Centre. Photos and a short description are enough for a first look.

Is New Street too far out for you?

No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Do you need to see the site first?

That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs normally get a visit.

Is old mastic on our building likely to contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. The dutyholder’s asbestos register should be checked first, and if anything is suspected, we stop until it’s tested. Removal of asbestos isn’t something we do.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Which sealant do you use on facades?

It depends on the joint, the substrate and any specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them.

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
