How we handle facade sealing in Hassocks

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on perimeter joints where frames meet the structure, coping and flashing joints and shopfront frames, and what we’re called in for most is air leaks through failed facade joints and previous reseals run over old sealant. A specialist sealant contractor works differently from a general builder: in Hassocks, that means joint design, primers and backing rod as standard.

Around places like Hassocks, a lot of construction is the conversion of older buildings, which leaves joints between old walls and new frames that need a sealant able to take the movement, in a colour the planners or architect are happy with.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Why deal with it now?

Topping up a failed joint normally buys very little time. A full cut-out and fresh bead is the repair that holds, so you aren’t paying for the same joint twice. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

What you get with us

New build and refits around Hassocks

At about 40 miles from central London, Hassocks is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, which keeps mastic packages in demand. Hassocks is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.

For contractors refurbishing units at places like Victoria Business Park (1.8 miles north of Hassocks), the mastic covers cladding panels, roller-door and window perimeters. When a school such as Hassocks Infant School is extended or refurbished, the mastic package is often squeezed into the holidays.

Hassocks is about 2 miles south of Burgess Hill, in West Sussex. We cover commercial sites throughout Hassocks, for single jobs and planned programmes alike. Our West Sussex coverage takes in 373 places. For work in that direction, see our Brighton page.

Business premises anywhere in BN6 are within our area for facade joints. Among the streets we cover are London Road, Semley Road and Farm Close. We also cover Keymer (1 mile east), Hurst Wickham (1 mile north-west), Clayton (1 mile south), Hurstpierpoint (1 mile north-west) and Ditchling (1 mile east). Bigger towns within reach include Crawley (13 miles north), Horsham (12 miles north-west), Worthing (13 miles south-west), Haywards Heath (5 miles north-east), East Grinstead (15 miles north-east) and Shoreham-by-Sea (8 miles south-west).

For a walk, there’s Bedelands Farm Nature Reserve and Wolstonbury Hill.

Honest limits

Honesty saves time and money. Fresh joints won’t solve:

  • Joints whose design needs changing by the specifier
  • Cracked or spalling substrates that need repair before sealing
  • Water getting in through cracked render or porous masonry

Not sure which it is? You can call 01277 525 020 or email the details over and we’ll tell you honestly before you book.

Where we work in Hassocks

  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Cladding panel joints
  • Coping and flashing joints

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Work in places the size of Hassocks is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Questions we’re asked in Hassocks

Can you work at a site such as Victoria Business Park, by Hassocks?

Yes. We cover Hassocks and the area around it, including industrial estates, business parks and retail parks such as Victoria Business Park. To start, just speak to us on 01277 525 020 or email the details over with the unit, the joints involved and your access times.

Can you work around term dates at a campus such as University of Sussex?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

Do you run new sealant over the existing bead?

No. New sealant won’t hold on old sealant, so the old bead is cut away and the faces are cleaned before resealing. That is what makes the new joint last.

What’s the quickest route to a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Are you insured?

Yes. We are fully insured, and the certificate can go with your quote.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

What the job involves on each surface

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. They sit in the most exposed positions on the building and need a durable external sealant.

Window and door perimeters

Frame materials vary, and so does the preparation. We clean and prime to the sealant maker’s guidance for each surface.

Signs you need facade sealing in Hassocks

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back and rips when the facade moves.

Site and facilities staff are often the first to spot these:

  • Staining on stone next to old sealant
  • Old perimeter mastic that has dried out
  • Previous reseals run over old sealant
  • Leaks at window and door perimeters

For a contractor at a hotel such as The White Horse Hotel, which lies east of Hassocks, the mastic often has to be finished before a reopening date.

What to look for in a quote

  • How long is the guarantee, and what does it include?
  • Whether old or failed sealant will be cut out, not overlaid
  • Will RAMS and insurance details be available?
  • Proof of insurance

Our contractor checklist

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Walk the elevations once or twice a year
  • Ask about asbestos in pre-2000 mastic
  • Avoid patch repairs on failed facade joints
  • Keep the sealant details on the building file

Following storms, look inside for damp or staining near frames. An early report usually means a small reseal rather than a bigger repair.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Older sealants can contain asbestos, and if it’s suspected, we stop until it has been tested.
