Facade sealing for Flete sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

FAQs: Flete

Does the sea air around Flete change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Can you work around term dates at a campus such as Nelson College London?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Will you check whether the sealant is causing the leak?

Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all, and we will tell you which.

Do you provide access for facade work?

That varies with the building and the access on offer. Share what access exists or is planned when you send details, and we’ll plan the work with you.

What will the job cost?

Each job is quoted on its own details. To get one, ring 01277 525 020 or send photos by email.

Is old mastic on our building likely to contain asbestos?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How we handle facade sealing in Flete

A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces with the ratio the sealant maker recommends, often around 2:1. If you have hard, chalky sealant that no longer flexes and facade joints cracked through the middle, we can help. Searching for sealant specialists in Flete? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Construction in and around smaller places such as Flete is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Mastic packages on Flete sites

The sea is no more than about 2 miles from Flete. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. Flete lies roughly 64 miles out from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, which keeps mastic packages in demand.

New units and refits on sites such as Westwood Industrial Estate (0.9 miles east of Flete) need their panel and perimeter joints sealed to the specification. Extensions at sites like Queen Elizabeth The Queen Mother Hospital (1.3 miles north-east of Flete) typically sit beside working departments, and the mastic follows strict access rules. For contractors at a college like Nelson College London, 1.5 miles to the east of Flete, perimeters and internal sealant are timed for the holidays.

Flete is about 1 mile south-west of Margate, in Kent. Our applicators travel to Flete for work on facade joints, handled exactly as we handle every other area. 931 places across Kent fall within our area, including Flete. Sites around London have their own page, about 64 miles away.

Postcode districts covered here: CT9 for facade joints. For a building on Victoria Road, Flete Road and Norfolk Road or nearby, send details and we’ll quote for facade joints. What affects the price in Flete

We price every job individually. The things that drive the figure:

  • Backing rod, priming and other preparation
  • Working within restricted access windows
  • Location, for remote and island sites
  • Site requirements such as inductions and permits

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • Rough lengths or quantities, or drawings if you have them
  • Where the site is, with the postcode
  • Anything awkward about access or site hours
  • Asbestos survey details if the building is older

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Different surfaces, different methods

Brick and stone facades

Brick and stone facades have perimeter and movement joints that need a compatible sealant. Neutral-cure products are used because acetoxy types can mark some stone.

Perimeter joints at frames and structure

Where framed systems such as shopfronts meet the building structure, there is a perimeter joint to seal. We seal those perimeter joints rather than the system it surrounds.

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Flete can sit alongside others in a wider programme.

Why deal with it now?

Leaving failed perimeter sealant also makes the eventual job bigger: edges get wet, render and timber deteriorate and frames can move. Early action keeps it simple. Converted and older buildings near places like Flete tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a building around Flete, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Let building users know which areas are affected
  • Agree which areas must stay open
  • Explain the parking and delivery arrangements

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
