Mastic packages on Fern sites

Fern lies roughly 28 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme. Fern sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.

Hospital estates such as Marlow Community Hospital (2 miles south-west of Fern) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. For contractors refurbishing units at places like Soho Mills Industrial Estate, which lies east of Fern, the mastic covers cladding panels, roller-door and window perimeters.

Fern is about 2 miles north-east of Marlow, in Buckinghamshire. Fern sits inside our coverage and the rest of Buckinghamshire, with the same fixed quotes and 12-month guarantee as everywhere else. Fern is one of 308 places in Buckinghamshire on our list. We also cover Reading, around 14 miles from Fern.

We cover the SL7 postcode districts. Sites close to Fern are covered too, including Coldmoorholme (1 mile south-east), Little Marlow (1 mile south-west), Well End (1 mile south-east), Bourne End (1 mile south-east) and Flackwell Heath (1 mile north-east). A short drive away, we cover High Wycombe (3 miles north), Chesham (10 miles north-east), Amersham (8 miles north-east), Beaconsfield (4 miles east), Chalfont St Peter (8 miles east) and Southcourt (15 miles north).

Around Fern

We work on buildings around Bourne End Academy and The Black Lion pub and the streets around them. Fern’s nearest station is Bourne End station, about 1.1 miles south-east. Well-known places in the area include High Wycombe Castle (3.1 miles north) and Chiltern Sound Phonograph Museum (2.3 miles south-west). Green spaces nearby include Warren Nature Reserve.

Facade sealing in Fern, done properly

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. Site teams most often ask us about perimeter sealant that has split or peeled away and air leaks through failed facade joints, on stone and brick facade joints, shopfront frames and window and door perimeters. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Fern is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In the countryside around places like Fern, conversion schemes put new frames into old stone, flint, brick or timber. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you. For a building around Fern, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Confirm the product named in the specification
  • Let building users know which areas are affected
  • Let us know about inductions and permits

Getting a fixed quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

Your questions answered

Is Fern too far out for you?

Not at all. Fern is within our area. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Would you work within a site like Marlow Community Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Is it okay to overlay old mastic?

No. Overlaying is a shortcut that peels away quickly. We remove the failed sealant, clean the faces, set the depth and reseal.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use.

Are you fully insured?

Yes. We’re fully insured, including public liability cover.

Can you work on upper floors?

Access is planned with you before we quote. Let us know what access is in place or planned, and we’ll price the work around it.

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Never let anyone seal over old sealant
  • Plan facade sealing alongside redecoration
  • Clear debris that holds water against joints
  • Record the product and colour used on each elevation

Following storms, look inside for damp or staining near frames. An early report normally means a small reseal rather than a bigger repair.

Building facade joints into a maintenance cycle avoids emergency repairs. Inspect regularly and reseal sections as they start to fail.

Signs you need facade sealing in Fern

New sealant run over old sealant rarely holds. Cured silicone won’t accept a new silicone bead, so the new bead peels away within a season or two.

It’s worth sending us details if you spot any of the following:

  • Failed seals around shopfront and entrance frames
  • Draughts around frames and panels
  • Gaps between rainscreen or cladding panels
  • New sealant peeling off old mastic

For contractors on a campus like Buckinghamshire New University, which lies north of Fern, facade and perimeter sealing has to fit around students and term dates.

Before you book anyone

  • Which product they’ll use, and why it suits the joint
  • Will CSCS-carded applicators be on site?
  • Can the work be phased to keep areas open?
  • How the existing material will be dealt with

How to choose a sealant contractor

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Cracked or spalling substrates that need repair before sealing
  • Movement beyond what any sealant can handle
  • Providing access systems for the work

If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we will give you a straight answer.

Joints and surfaces we work on

  • Cladding panel joints
  • Stone and brick facade joints
  • Coping and flashing joints
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Shopfront frames

Leave it or put it right?

The longer a failed joint is left, the more the substrate suffers: edges get wet, render and timber deteriorate and frames can move. Acting at the first sign of splitting keeps the fix simple. Older rural buildings around Fern move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Why appoint us

  • Colours confirmed for the specified product
  • Fully insured, including public liability cover
  • A fixed quote before work starts
  • Joints cleaned back to sound surfaces

What the job involves on each surface

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.
