Facade sealing across Fairfield

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle facade sealing in Fairfield

Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We remove failed sealant and install a new bead chosen for the joint and how far it moves. We work on shopfront frames, perimeter joints where frames meet the structure and cladding panel joints, and the failures we are asked to look at most are perimeter joints where frames meet the structure and cladding panel joints that have opened up. Looking for mastic applicators who cover Fairfield? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Sites around smaller places like Fairfield can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photographs and the programme and we’ll quote to suit.

Our workmanship is guaranteed for 12 months, in Fairfield as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

What sealant work can’t fix

We check first that sealant really is the fix. It won’t put right:

  • Movement beyond what any sealant can handle
  • Installing or repairing glazing systems
  • Damaged frames that need replacing

If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think before you book.

Surfaces we seal

  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Window and door perimeters

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Looking after the joints

For the best life from the joints:

  • Confirm the survey covers external sealants in older buildings
  • Share access with other external trades
  • Walk the elevations once or twice a year
  • Report water ingress at frames as soon as it shows

After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.

Get the joint design right when resealing: the right width, backing rod and a sealant with enough movement capability. Repeating a faulty detail just repeats the failure.

FAQs: Fairfield

Does your area include sites such as Henlow Industrial Estate, near Fairfield?

Yes. Estates, retail parks and business parks around Fairfield, Henlow Industrial Estate among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Is Fairfield too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

What about RAMS and site documents?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Do you offer coloured sealant?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.

How do we ask for a quote?

The quote form is the simplest route, though you can also ring 01277 525 020 or email the details over. Include photographs or drawings if you have them.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Surface by surface

Cladding panel joints

On sealed panel systems, every joint keeps water out. Failed runs are cut out and rebuilt end to end.

Window and door perimeters

Frame-to-wall joints at windows and doors are the facade joints we reseal most. A low-modulus neutral-cure product, chosen for the frame and wall, goes in.

Sites and facades in and around Fairfield

The South East is one of the drier parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so we time external mastic for dry faces and agree it with the site team. Central London is about 35 miles from Fairfield. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, so mastic packages have to keep pace with busy programmes.

For contractors refurbishing units at places like Henlow Industrial Estate, which lies west of Fairfield, the mastic covers cladding panels, roller-door and window perimeters. When a school such as Fairfield Park Lower School is extended or refurbished, the mastic package is often squeezed into the holidays. Older buildings in the area around Fairfield, such as Hinxworth Place (3.7 miles north-east of Fairfield), need care when sealed: the product has to suit soft or historic materials.

Fairfield is about 1 mile south-west of Stotfold, in Hertfordshire. Our applicators travel to Fairfield for work on facade joints. We work across 371 places in Hertfordshire, from busy centres to rural villages. We also cover London, some 35 miles away.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before the next one starts. If others near Fairfield need work, visits can be combined. A fixed quote is given before anything starts.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Getting the site ready

  • Warn occupants and staff about the work
  • Point out parking and an unloading spot
  • Clear stock, furniture or equipment away from the joints

Why act early in Fairfield

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Leaks travel along the structure. Around Fairfield, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
