How we handle facade sealing in Egypt

Installing framed glazing systems isn’t part of our work. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds with products suited to facade or glazing perimeter joints. The enquiries we see most involve perimeter joints where frames meet the structure and unsightly perimeter sealant on a visible elevation, across window and door perimeters, shopfront frames and stone and brick facade joints. Facilities teams, main contractors and managing agents in Egypt tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In the countryside around places like Egypt, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is usually what’s needed.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

FAQs: Egypt

Is Egypt too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Is hospital work, at somewhere like Spire Thames Valley Hospital, something you do?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Can you handle several sites?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

Do you seal facades in winter?

Year-round work is possible as long as joints are dry and temperatures suit the product. Cold, damp mornings can delay a start.

How long does a job like this take?

The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.

Do you offer coloured sealant?

That depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

New build and refits around Egypt

Egypt lies roughly 23 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme. Egypt has several hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

With historic properties like Cliveden (to the west of Egypt) in the area, refurbishment work often meets old masonry that needs compatible sealants. When units on a site such as Slough Trading Estate, 2.9 miles to the south of Egypt, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Egypt is about 3 miles north of Slough, in Buckinghamshire. Egypt sits inside our coverage and the rest of Buckinghamshire, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 308 places in Buckinghamshire, large and small. There’s a separate page for Reading, about 17 miles away.

Anyone looking for facade sealing in SL2 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. Streets here include Cages Wood Drive, Hammond End and The Avenue. Nearby places we also cover include Farnham Common (1 mile south-east), Hedgerley (1 mile north-east), East Burnham (1 mile south), Farnham Royal (1 mile south) and Littleworth Corner (2 miles west) for facade joints. A short drive away, we cover High Wycombe (7 miles north-west), Chesham (10 miles north), Marlow (7 miles west), Amersham (8 miles north), Beaconsfield (4 miles north) and Chalfont St Peter (4 miles north-east).

What’s near Egypt

Recent enquiries here include premises near Beechwood School, The Royal Oak pub and Caldicott School and the streets around them. Egypt’s nearest station is Burnham station, about 2.9 miles south-west. Well-known places in the area include Wexham Park Hospital (2.7 miles south-east). For a walk, there’s Burnham Beeches and Taplow Lake.

When to bring in a specialist

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Work for main contractors and building owners

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

When to call us in Egypt

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.

Typical triggers for a call:

  • Damp patches beside frames after rain
  • Perimeter joints where frames meet the structure
  • Patch repairs that keep failing
  • Cladding panel joints that have opened up

For contractors at a school such as Farnham Common Infant School, sealing has to be finished before term starts.

Comparing quotes

  • Is the sealant right for the movement and the substrate?
  • What site paperwork they can supply
  • Their pre-qualification and accreditations
  • How joint depth will be controlled

Our process

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For a building around Egypt, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Arrange parking or a loading space
  • Send your site hours and access windows

Advice

Surface by surface

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.

Brick and stone facades

Brick and stone facades have perimeter and movement joints that need a compatible sealant. Neutral-cure products are used because acetoxy types can mark some stone, with primer where its maker specifies.

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is any of the following:

  • Damaged frames that need replacing
  • Replacing glass or failed glazing units
  • Providing access systems for the work

If in doubt, ring 01277 525 020 or email us and we will say what we think.
