Facade sealing for businesses in Chalk

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Maintenance after handover

To get the most from the new sealant:

  • Walk the elevations once or twice a year
  • Report water ingress at frames as soon as it shows
  • Never let anyone seal over old sealant
  • Note when each elevation was last resealed

After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.

Tie resealing in with redecoration, cladding repairs or other access. Sharing the access keeps the cost down and cuts time on site.

Facade sealing in Chalk

Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters with products suited to facade or glazing perimeter joints. The enquiries we see most involve discoloured or dirty facade joints and sealant pulling away from frames or panels, across window and door perimeters, stone and brick facade joints and shopfront frames. One point of contact handles commercial sealant work in Chalk from the first photographs to the final walk-round, for single jobs and planned programmes alike.

In the countryside around places like Chalk, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is typically what’s needed.

A 12-month guarantee applies to all our work in Kent. Should something we installed fail, phone 01277 525 020 or email the details over and we’ll come back to it.

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • The size and state of each joint
  • Distance, for remote addresses
  • Specialist products, such as fire-rated or hygienic sealants
  • The site’s rules and procedures

The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.

What to include in your enquiry

Diagnosis starts before we arrive. Let us know:

  • Access details, including height
  • Rough lengths or quantities, or drawings if you have them
  • Asbestos survey details if the building is older
  • Clear photographs of the problem areas

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or ring 01277 525 020 or email the details over to discuss it first.

Why deal with it now?

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Water through a failed joint rarely stays where it starts, so the real damage is often some distance away. Older rural buildings around Chalk move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

Why choose Mastic Doctor in Chalk

When something else is needed

Being straight saves everyone time. New sealant won’t cure:

  • Installing or repairing glazing systems
  • Render or concrete edges that have broken away
  • Joints whose design needs changing by the specifier

Not sure which it is? You can ring 01277 525 020 or send photos by email and we will tell you honestly.

What we seal

  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints
  • Window and door perimeters
  • Cladding panel joints

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

From enquiry to sign-off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Chalk, we aim to finish in one visit, so photographs and measurements up front really help. Then the right materials arrive with us.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Chalk: questions and answers

Is a hospital such as Gravesham Community Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Our building in Chalk is near the coast: does that change the sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

Is it okay to overlay old mastic?

No. Overlaying is a shortcut that peels away quickly. Our method is a full cut-out, cleaning, backing and a new bead.

Is colour matching possible?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Contractors’ notes for Chalk

Chalk is within about 2 miles of the coast. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so we check the specified product suits the exposure before the first bead. A number of hotels sit less than 2 miles from Chalk. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

For contractors refurbishing units at places like Lion Business Park (0.9 miles north-west of Chalk), the mastic covers cladding panels, roller-door and window perimeters. When a college such as North Kent College Gravesend Campus, 0.6 miles to the west of Chalk, builds or refurbishes, the mastic package usually has to fit around students and staff. For contractors at a school such as Thamesview School, sealing has to be finished before term starts.

Chalk is about 1 mile east of Gravesend, in Kent. Anywhere in DA12, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. 931 places across Kent fall within our area, including Chalk. Sites around London have their own page, roughly 22 miles from Chalk.
