Facade sealing for commercial buildings in Bradville

We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure on offices, blocks and industrial units. Coping and flashing joints are included where sealant is the specified fix. If you have failed sealant on precast panel joints and weathered joints at frame-to-structure perimeters, we can put it right. Looking for mastic applicators who cover Bradville? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

In a smaller place such as Bradville, construction tends to mean small housing schemes, conversions and extensions to community buildings. Small schemes still need window perimeters, facade joints and internal sealant done to the specification.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application.

FAQs: Bradville

Do you cover business parks and estates near Bradville, such as Woodlands Business Park?

Yes. Our area takes in Bradville and its surroundings, with estates and business parks such as Woodlands Business Park included. Photos and a short description are enough for a first look.

Is Bradville off your patch?

No. Places such as Bradville are covered as much as the big towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Is the work guaranteed?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Can you work on upper floors?

We agree access with the client at the start. Tell us about access: existing scaffold, what you’re arranging and any site restrictions, and the quote will reflect it.

Do you install glazing systems?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

Owners, agents and contractors

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What happens if it’s left?

Every shower drives water through a split perimeter bead. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing early costs far less than repairing what the water reaches. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.

A quote for facade joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Contractors’ notes for Bradville

A good number of hotels sit less than 2 miles from Bradville. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight. The South East is one of the drier parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so the external programme keeps a little slack.

Recladding or extending a unit at a site like Woodlands Business Park, 0.6 miles east of Bradville, brings panel joints and frame perimeters into the programme. Extensions at sites like Blakelands Hospital (2 miles north-east of Bradville) typically sit beside working departments, and the mastic follows strict access rules. When a college such as Milton Keynes College, 2.5 miles to the south-east of Bradville, builds or refurbishes, the mastic package typically has to fit around students and staff.

Bradville is about 2 miles north of Milton Keynes, in Milton Keynes. We cover commercial sites throughout Bradville, whether it’s a single job or part of a planned programme. Our Milton Keynes coverage takes in 62 places, large and small. Oxford is covered too, around 29 miles from Bradville.

When something else is needed

Honesty saves time and money. Fresh joints won’t solve:

  • Work on the window or framing system itself
  • Joints whose design needs changing by the specifier
  • Damaged frames that need replacing

If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

Surfaces we seal

  • Coping and flashing joints
  • Window and door perimeters
  • Shopfront frames
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints

Different surfaces, different methods

Window and door perimeters

Frame-to-wall joints at windows and doors are the facade joints we reseal most. A low-modulus, neutral-cure product suits most frame-to-wall joints, tooled to shed water.

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. These joints take full exposure to weather and need a durable external sealant.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. If neighbouring businesses or buildings around Bradville need work too, visits can be combined. Tell us your site hours and we will plan around them.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

Before we start on site

  • Flag any permit to work we’ll need
  • Confirm the product named in the specification
  • Make sure the joints can be reached

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.
